The residential market in Middletown showed a drop in sales of  7.7% with 91 sales in the last quarter of 2007 and 84 in the last quarter of 2008.  The median sale price dropped 13.4% from $268,453 in 2007 to $232,450 in 2008.  There are 160 active listings on the market as of today.

The market in Portland does not appear to be doing as well as some of the other markets.  There are 61 listings on the market, which is not a huge increase in inventory.  There were 16 new listings that came on the market in October, 7 homes went under deposit and there were 7 closed transactions.  Overall comparing 2007 year to date with 2006 year to date prices are down 8%, closings are up 6.7% and average/sq.ft. prices are down 5.7%.
