SUMMARY: 
The 1st quarter trend reflected continued price softening across all regions.     To answer the question, “Is this a bubble popping,” I think not: CoreLogic reports serious mortgage delinquencies are at the lowest rate in 18 years.     After several years of rapid price appreciation, I believe this softening is healthy for the overall housing market.    Real estate is cyclical; the last trough in prices was nearly ten years ago in 2009.    This kind of soft landing is preferable to a repeat of the “great recession.”

Real estate in the San Lorenzo Valley - a group of small towns in the Santa Cruz Mountains near the Silicon Valley - has appreciated consistently for several years now.
The average price for a 3 bedroom, 2 bath home in the San Lorenzo Valley (SLV) during 2015 was about $625,000, up from about $537,000 during 2014, $492,000 in 2013, and $389,000 in 2012.   Back in 2006, the average was $662,500, compared to $616,000 for 2007.   It’s safe to say the region is close to full recovery from the historic “Great Recession.”

San Lorenzo Valley Real Estate prices ROSE during the 1st Quarter of 2014
52 homes sold in the San Lorenzo Valley during the first quarter, at an average price of $438,476, an astronomical increase over $346,460 at this time last year.   Average days on the market is pretty stable - 73 days this quarter– however– over half of homes sold within 40 days – and a quarter were in escrow within 2 weeks*.   

The percentage of short & bank owned sales declined to just 21% (compared to 28% last year), reflecting the national trend of rising home equity.

The 2013 San Lorenzo Valley real estate market was amazing!     The average San Lorenzo Valley home price in 2013 was $417,729, an increase of 23% over 2012 at $338,238.
 
320 homes sold, an increase of 7% over 2012.
The best news is that the percentage of short & bank owned sales declined to 28%*,

As the tendrils of wood smoke rise above the homes in San Lorenzo Valley this chilly November morning, the day after the election, it’s time for me to share my reflections on our real estate market.   Rising home prices in the Silicon Valley continue to boost our local housing recovery.  Recently I helped some first time buyers secure a home in Felton, after being beaten out over and over by 20-30 offers on homes “over the hill” as we say.

In the San Lorenzo Valley during the 3rd Quarter, 68 homes sold with an average price of $340,090, compared to the 2nd Quarter 2011, with 91 homes sold where the average price was $336,950.      Short sales and foreclosures accounted for over half of all sales, holding at a steady percentage compared to the same time last year.

In June, volume across Santa Cruz County was lower, but prices rose countywide compared to June 2010.    This June, 176 homes sold at average sales price of $614,865.     In June of 2010, 225 homes sold at an average sales price of $593,351.
 
In the City of Santa Cruz, 219 homes sold through June of 2011 at an average price of $685,873, slightly lower than 232 homes at an average price of $692,574 during the first six months of last year.

So far, this year is much busier for me than the fourth quarter of 2010.   I believe buyers in the San Lorenzo Valley Real Estate market are getting off the fence because homes are affordable compared to rentals, plus buyers see interest rates starting to go back up.   We're closely tied to the fortunes of the Silicon Valley, which seems to be creating more jobs

Here in the San Lorenzo Valley, we have some short sales and foreclosures that are deliberately priced low.    Sometimes the price is even under market value.  Why?  The sellers and listing agents don't want those properties to sit on the market and get stale; they'd rather do the work of sifting through multiple offers and finding the best offer for the seller.    
So if it seems too good to be true around here, it just might be worth more than the asking price.   Your buyer's agent should offer to help you tour enough other properties to prepare you to … (0 comments)

While home values in Santa Cruz are still averaging around the $500,000 mark, the most affordable properties in Santa Cruz County can now often be found in San Lorenzo Valley homes.   When real estate troubles first hit the Santa Cruz area, the problems centered largely in Watsonville.    Ironically, now that area has substantially stabilized, but distress sales continue in the  San Lorenzo Valley, which has become quite affordable.      Home prices in the San Lorenzo Valley average just under $300,000, making the San Lorenzo Valley affordable for first time buyers and investors.

Here are the latest home sales price statistics, based on sales through the MLS (mlslistings.com).
 
In Santa Cruz County, the average Home Sales Price was $554,860, compared to $562,554 in October.     120 homes sold in November; 124 in October.    The average listing price was $582,254, and the average discount from list price remained relatively stable at 5%.
