coral gables: Why do realtors not answer phone calls? - 11/23/10 07:19 AM
Let me illustrate a typical agent-to-agent scenario in Miami- and maybe even in your own hometown if this sounds familiar. You are setting up appointments for a client who really loves 5 homes, especially two that are in a neighborhood she's been dying to see. You try setting them up through showing request or by calling them. You leave messages, e-mails, voicemails at their office. No response. Three days later, only one person has gotten back to you! And in the eyes of your client, it is YOU that needs to pick up the slack because she or he is going … (1 comments)

coral gables: Consumers are real estate experts..or are they? - 11/21/10 11:38 AM
Have you noticed lately that you are never telling your clients anything they don't know? Many consumers now either research everything online before they speak with you so they know what you should be doing for them; or they just think they know the answer to everything and therefore nothing you can say would make them believe otherwise. These pose many hurdles to overcome because for one thing, it definitely keeps realtors on their toes. I am not against the idea that consumers should be keeping tabs on their realtor to make sure he/she is doing their job. It can also … (1 comments)

coral gables: A Realtor is No Longer JUST a Realtor - 11/17/10 08:46 AM
For many years, realtors main focus was on the client pertaining to the home they are helping a client buy and sell. However, things have changed a great deal since those simple relationships. Economic conditions and new techonology is transforming the realtor-client relationship, for the good and the bad.
Realtors nowadays need not only find the best homes for the best price for their buyers, and list a clients home at the optimal price in relation to it's market value in these conditions, but they must provide counsel to their buyer on improving their credit score and encourage them to put … (3 comments)

coral gables: Online ratings for real estate agents?? - 11/15/10 08:46 AM
It may seem a bit intimidating to be judged by others in any part of your life- be it professionally, personally or academically. But the truth is, you will be judged by everyone you meet. It is really up to you how you want them to see you. And when it comes to professionally, judgement and the evaluation of your hard work should be expected, or else nobody would put any effort into their job.
Real estate professionals now have to worry about being judged by online websites where past clients can go on and rate their real estate agent. I … (0 comments)

coral gables: Mortgage rates at a new low? - 11/13/10 02:21 AM
As if mortgage rates could go any lower, they have! They fell to new lows this past week, partly due to the Federal Reserves buying bonds to spur economic growth in the country. Sometimes I ask myself if this is a good thing. For a buyer, yes, it is a great thing because if they are able to obtain the financing and find a home that they love, they are good to go. But for sellers and the economy as whole, these drastic changes in rates just go to show what bad shape the economy truly is in.
However, I always … (1 comments)

coral gables: Golf course listing just reduced! - 11/12/10 11:52 AM
We have just dratically reduced the price for our listing in Coral Gables on the Riviera golf course to just $599,000!
This home is literally a steal, sellers are highly motivated to sell and this is such a BARGAIN for a wonderful home if I have ever seen one.
3/2 on the Riviera golf course, 2 car garage, updated security system, gated entry, formal dining room, eat-in kitchen, patio, den. This home needs some TLC but it is a great opportunity to purchase this home at an amazing price and make it your own.
