colorado mountain agent: Don’t miss the next one! Glacier View home “gone in 60 seconds”
- 11/30/17 08:24 AM
O.K.- It really wasn't as fast as "60 seconds", however, sales have been brisk and the inventory in Glacier View Meadows is extremely limited. Today, 6 homes are under contract, with a median price of $317,400, and an average days on Market of 52 days. Days to offer range from 4 days to 84 days. One of those homes under contract is my listing on Critter Court! We had several showings on the first day that showings could be scheduled. After the whirlwind of showings and competing offers, it felt like only 60 seconds before we had an accepted offer by the following

colorado mountain agent: Bankruptcy, judgements and liens- oh my
- 08/04/17 04:05 PM
Bankruptcies, judgments and liens…oh my! Unexpected medical bills, loss of a job or spouse, or divorce among many other things can result in financial troubles… in some circumstances, there just isn’t enough money to pay the bills; this can result in Court Judgments, Tax liens, or even Bankruptcy. Sellers (and buyers) are sometimes surprised to find out that any court judgment for things like unpaid child support, medical bills or credit cards, and tax liens, when recorded in the county real estate records, where the property is located, will affect the sale of their property. Judgments and tax liens, when recorded in the (Colorado)

colorado mountain agent: What to do with a crappy real estate offer? (get the wet-wipes)
- 03/08/17 11:00 AM
From time to time, I read blog posts/rants complaining about agents who write “crappy” offers. While I make every effort to write good offers, I'll admit, this one was pretty bad. The buyers and I had driven all over Glacier View, we even wrote a few offers that had been rejected, and finally they found the cabin they wanted to buy! They were here from out of state and camping at the KOA about 20 miles away, so we agreed to meet at the KOA to sign the papers. . It was unseasonably hot for June, with temperatures over 100 degrees. June temperatures

colorado mountain agent: But we live in Colorado- it snows here.
- 11/01/09 05:00 AM
I'm always amazed by the weather reports and TV sensationalism surrounding a snow storm. One of my associates and I were just talking about that yesterday - you'd think it never snowed here before! Last week, schools were closed, roads were closed, county offices and several businesses- closed. Yes, it's probably wise to close the schools and stay off the road, winter driving can be dangerous. Still, I don't remember one snow day when I was growing up. No, we didn't walk 10 miles to school, barefoot and uphill both ways - but we went to school! There was no such

colorado mountain agent: Ten Mistakes to avoid when searching for your Colorado Mountain property- Part One
- 08/19/09 10:45 AM
Ten Mistakes to avoid when searching for your Colorado Mountain property- Part One 1. Decide to find the property first, then figure out the details such as financing and building costs If you need to finance the purchase, check with your lender first, or call your agent for a few names of lenders to talk to. Have a basic understanding of construction costs, if you are planning to build. Know how much you are willing to invest both in the construction and land. Taking these steps first, will help you know how much land you want/need/can afford and you

colorado mountain agent: Rawah Wilderness Area in Colorado and...RAWAH Buyers ( you need them )
- 07/26/09 07:21 AM
You will find the Rawah Wilderness Area, in Colorado, if you travel State Highway 14 west along the Cache La Poudre River, over Cameron Pass, towards Walden. A well traveled route by Native Americans, trappers, miners and loggers in the 1800s, now the scenic byway through the Cache La Poudre River Canyon is travelled by many. The Rawah Wilderness area encompasses the Southern portion of the Medicine Bow Mountains. Today, I started thinking about the Rawahs and how long it has been since I was there....... one thing leading to another...... I started thinking about:

colorado mountain agent: Why do I care? Because it's a Big Deal! That's Why!
- 05/05/09 10:32 PM
I usually write a post every day, but I have not had one creative thought for 2 days. Why? Because, I've been writing offers and my thoughts have been consumed by buyers. Will their offer be accepted? What might the seller come back with? Will the seller really fix the plumbing? What will happen at the inspection? What will the survey show? Why is my head filled with all of this? Because I saw that spark in the buyer's eyes. I realized that they really want to own these properties. I noticed them as they walked through the houses, back

colorado mountain agent: I fell in love while showing property
- 03/07/09 09:41 AM
Yesterday, I was showing homes in the Village of Red Feather Lakes. The Village is an area I continue to explore; it can be confusing if you are not familiar with all the intricate details…the winding little dirt roads, the signs on the trees, knowing which roads have been plowed…or not. One cabin we visited still had a skeleton key door knob! (I haven’t seen a skeleton key since 1976!) This house had sinks, with faucets – but no water. I don’t mean the water was turned off….I mean this cabin has no water. Some Rustic Cabins in Red Feather have no

colorado mountain agent: Doctor! the "patience" is waiting
- 02/19/09 03:37 PM
"If you get cranky waiting for your toast to pop up- Short sales may not be for you" said Colorado Real Estate agent Gene Hayden, who was the guest speaker in a Teleclass I attended yesterday on short sales. The class was very informative, and I am so glad I took the time to listen. Gene's line about toast made me think about the importance of patience. Patience is a required life skill. First we have a goal, and a plan to attain that goal, everything in the middle, the beginning and the end requires patience!
