O.K.- It really wasn't as fast as "60 seconds", however, sales have been brisk and the inventory in Glacier View Meadows is extremely limited.
Today, 6 homes are under contract, with a median price of $317,400, and an average days on Market of 52 days. Days to offer range from 4 days to 84 days.
One of those homes under contract is my listing on Critter Court! We had several showings on the first day that showings could be scheduled. After the whirlwind of showings and competing offers, it felt like only 60 seconds before we had an accepted offer by the following … (11 comments)

From time to time, I read blog posts/rants complaining about agents who write “crappy” offers. While I make every effort to write good offers, I'll admit, this one was pretty bad.
The buyers and I had driven all over Glacier View, we even wrote a few offers that had been rejected, and finally they found the cabin they wanted to buy! They were here from out of state and camping at the KOA about 20 miles away, so we agreed to meet at the KOA to sign the papers.

Getting frustrated looking for a home in Fort Collins?
Yes, it looks like homes are flying off the shelves in Fort Collins and if you are trying to purchase one; I can only imagine how frustrating it must be. The competition is great- as in intense- that’s not necessarily “great” meaning “good”, for buyers.
Today, I ran an MLS search for 3 bedroom, 2 bath homes with a 2 car attached garage in the Fort Collins area. There were 42 homes listed between $200K and $260K that fit those parameters. Only 8 did not have a contract!

Today, is the buyer’s final walk through…we are getting closer to closing.
These days it can be challenging to even get a real estate deal put together- but add in a natural disaster like the High Park Fire and well, there were moments when I thought we would never get this far.
If you were traveling to Glacier View Meadows today, thankfully, you would not notice too much that is different unless you went down to the 12th filing. The fire roared through the 12th filing faster than anyone could imagine. The 12th filing was my second destination this morning.

Coming home after the High Park Fire
Yesterday afternoon we received a reverse 911 call letting us know that residents in Glacier View Meadows, Hewlett Gulch, Deer Meadows and Green Mountain Meadows could return home.
Other southern areas, near Rist Canyon, Bellvue and Poudre Park are also going or are going to go home soon.
The good news comes in the shadow of knowing that 260 High Park Fire evacuees can never go home; 60 of those homes were in our area, 54 of those were in Glacier View Meadows. My heart aches for the people who have lost their … (15 comments)

Previous Year's Comparison
Active 60, Sold 39, Pending 3
The Majority of Sellers were Private Owners, although there was a slight increase in the Foreclosure Market from the previous year. (from 11 to 15)
Homes priced under $200,000 were still the favorites, while homes in between 200K -300K did better than the previous year (4 more houses sold) but we saw a 47% decrease in sales in homes priced over 300K.

When I see a home come back on the market, I wonder Why? What happened? What went south in negotiations or with the buyer’s loan? Worse, what’s wrong with the house?

Glacier View Meadows and Red Feather Lakes, Colorado Weather
Last Friday it snowed and it snowed …and it snowed a lot! “They” say it’s unusual for us to get this much snow in February!
There is something quite peaceful about being snowed in, but after one day of it, it’s great to get out of the house and drive.
So far, my travels have only been up and down the Red Feather Lakes Rd. to the office. It’s a nice drive and I think the land covered in snow and our beautiful cerulean blue skies are so pretty.

In Northern Colorado we don't have the "Woody Woodpecker" type of woodpeckers; instead we have the Northern Flicker.
A Northern Flicker has claimed this part of Glacier View Meadows as his territory and has been drumming on our stove pipe early every morning for about a week.
Apparently woodpeckers don't have a mating call in their vocabulary, so they use their drumming to attract a mate and/or claim their territory.
His hard beak hits the metal pipe in a rapid beat then we hear his unique cackle call followed by another round … (17 comments)

I was looking out the window today and a saw this beautiful Red-Tailed Hawk perched high on the tree top. I ran to get the camera, certain that he would fly away before I returned.
Quickly and as quietly as possible I removed the window screen....And he began to turn
He looked right at me! "YOU TALKIN TO ME?!!! ( you crazy blogger)"
Red tailed hawks are North America's most common hawk. I see them often but have never been able to catch one with the camera.
