O.K.- It really wasn't as fast as "60 seconds", however, sales have been brisk and the inventory in Glacier View Meadows is extremely limited. Today, 6 homes are under contract, with a median price of $317,400, and an average days on Market of 52 days. Days to offer range from 4 days to 84 days. One of those homes under contract is my listing on Critter Court! We had several showings on the first day that showings could be scheduled. After the whirlwind of showings and competing offers, it felt like only 60 seconds before we had an accepted offer by the following (11 comments)

Bankruptcies, judgments and liens…oh my! Unexpected medical bills, loss of a job or spouse, or divorce among many other things can result in financial troubles… in some circumstances, there just isn’t enough money to pay the bills; this can result in Court Judgments, Tax liens, or even Bankruptcy. Sellers (and buyers) are sometimes surprised to find out that any court judgment for things like unpaid child support, medical bills or credit cards, and tax liens, when recorded in the county real estate records, where the property is located, will affect the sale of their property. There are good surprises….and THEN….there are not It’s fun to hear new homeowner’s joyful surprise about the wildlife, the sunrises, the amount of snow or how they love this great community…. However, comments on our Nextdoor neighborhood website, would indicate some new homeowners are surprised by certain other things, and not in a good way! I imagine this is because they were not informed or have unrealistic expectations about mountain living.
. One way to minimize the chance of unnecessary surprise is to enlist the help of a local real estate agent who will tell buyers what they need to know about living (8 comments)
