Like many across the nation, people in Northern Colorado have been going about their day to day lives in spite of the frigid cold weather this past week.
Temperatures have been BELOW ZERO for days. One of my friends in Greeley said “…are we in the freaking Arctic???”
I don’t know, perhaps some evil force is at work and in fact we have been transported into another dimension that looks exactly like the one we knew except colder –arctic, bitter, numbing, freezing, polar, seeps through every bit of you bone chilling colder. Red Feather sellers and buyers often ask me, “Who do you know that can fix ‘this or that’ or “who would you recommend?” Most often I have a name of a local tradesman or professional who can assist them. If I don’t know, you can bet money that one of my associates at Ponderosa Realty will!

Looking for property near Red Feather Lakes Colorado, for some buyers is like a gigantic 20,000 acre jigsaw puzzle…. Sometimes buyers don’t know exactly what they are looking for…or they start out in one direction and then switch gears and go completely the opposite way; like looking at cabins and then switching to vacant land. When we begin adding up the costs of building on that vacant land…sometimes they switch back to cabins- and that’s OK. It’s all a part of the process and my job to help them as much as I can. I'm a Red Feather Lakes/Livermore Colorado Real Estate Agent. That's why you didn't see me at the Academy of Country Music Awards.... I was working on a CMA, which in my world stands for Comparative Market Analysis or some call it a Competitive Market Analysis or Comparable Market Analysis - whatever you choose to call it - it isn't a Country Music Award! Correctly pricing a home or vacant land in our buyer's market is critical. The CMA will tell a seller or buyer what similar homes in the area have sold for in the last 6 months, which homes are (36 comments)

He's been keeping track of the weeks as they tick away...4 to 6 weeks is a long wait! People have terrific imaginations. That's why there are so many great books, movies and works of art that transport us into another place or time. There is a print of a painting on our great room wall. A Native American man on horseback is leading a woman, also on horseback, through an aspen forest in the snow. I imagine it's his wife and that they are going to see her sister in another village. I have looked at the painting for many years and imagined many more stories about the pair. I noticed the Linked-In profile for our Manager of Glacier View Meadows, in my Google Alerts. The profile says he is "the knower of all things in the mountains in Glacier View Meadows." This might be true! I have called the Glacier View office many times and Steve, the Manager and Mary always have the answers I seek. His profile statement made me smile and oddly it reminded me of Johnny Carson's Carnac the Magnificent. Carnac would give the answer before the question was ever asked. Tonight, the phone rang. I saw it was my daughter's phone number and so I expected to hear her voice when I answered, " Helloooooo". Instead, there was a little voice on the other end of the line. "Grandma, can we come and stay with you tomorrow instead of going to"... (Daycare). Well, if anything will melt your heart, it is the sound of your grandson wanting to spend time with you. Take outdoor photographs of your property throughout the year. Brian Madigan, from Toronto, ON posted about this same topic last month. Oddly enough, I had this same conversation with an associate just days before I read his post. I guess great minds think alike! We don't have magnolias blooming in the Red Feather /Livermore area like Brian does, in fact not much is blooming right now, but it will. Many photos we post as listing agents have golden grasses or snow. Having your photographs of different seasons will help a buyer imagine living there in summer, even when the property is (38 comments)

Whenever I made biscuits, my husband (nice guy that he is) always tried to compliment the chef - but I knew better. There was no amount of butter, jelly or honey that really helped them. I'm pretty sure he was complimenting the effort rather than the product. Once, I overheard him telling his Aunt about my biscuits - something about "bouncing them on the floor they'd probably make a dent"... HAHA, very funny, honey.
OK, so I couldn't make good biscuits to save my life; no one's perfect!

Life happens after you purchase your property. You might get married or divorced. You might get married, divorced and remarried. So, how do you add your new spouse to the title of your home? a. Go online, get a deed, fill in the blanks and take it to the recorder's office? b. Go to the office supply store buy a deed, fill in the blanks, sign it in front of a notary and take it to the recorder's office? c. Fannie Mae is using a new addendum to their contracts for REO properties. The new addendum has been changed to read that "The closing shall be held at a place so designated and approved by the Purchaser". Until this latest change, buyers were required to use the seller's title agent. Previously, the quality and title insurance protections provided to the buyer by the seller's title agent were sorely lacking.
