In the first quarter of 2008, 85 single-family homes sold for $1 million or more with an average of 162 days on market before they went into contract for an average of 88.6% of the list price and for an average of 83.5% of the original list price when the house first went on the market. The high-end market is not doing too badly if 120 condos sold in Miami-Dade County for $1 million or more in the 1st quarter of 2008. The most expensive one was a 5 bedroom/6 bath condo with 8,900 sq. ft. of living space on Fisher Island for $12.6 million. Four others sold for over $5 million.

If you did not know it is a separate municipality, you would think Sunny Isles Beach is part of Miami Beach. In fact, it has become a relatively long and high row of condos. With all the new construction, the coastline of Sunny Isles has been dramatically transformed. Geographically, it is just north of Haulover Park and Oleta Park to the West and just south of Golden Beach and Aventura.
I visited a number of buildings in Sunny Isles recently, and I was most impressed with three of the buildings, such as, Ocean Two, Trump Palace and Trump Tower.

Everyone has an opinion on this, so I may as well offer mine. We are at the bottom of the market in some neighborhoods in the Miami and Fort Lauderdale areas and in others we are not. In the month of April 2008, there were 117 closed sales in Miami Beach, which includes both condos and single family homes. The average sales price was $949,578 at $455 per square foot and was on the market an average of 171 days before it went into contract. The median price was $425,000 - meaning 55 properties sold for less and 55 sold for more. Compared to April 2007, sales are down 27%, however they are up 5% from the prior month. I had several experiences last month, which were truly entertaining. Most of the events involve traffic and parking. What a surprise. To protect the innocent, or in some of these cases, the not so innocent, the names have been changed.
I was leaving one condo in Bal Harbour (near Miami Beach), and I had to take Collins Avenue north to the end and go under the bridge in order to turn around and head south.
