frisco appraisal: The Juice has to be Worth the Squeeze - 09/12/07 02:26 PM

Providing great customer service is one of the best assurances to maintaining our most prized clients.
Marketing and selling our services to new clients is the life-blood of our sustainability in this industry.   The easiest sale is to a prospective client who is dissatisfied with their current service provider.....
However,  the hardest sell are to those prospective clients who needs are in fact being met.
We have to be cognoscente to the fact that "The Juice Has to BE Worth the Squeeze"  as we present our services to prospective clients who are "for the … (4 comments)

frisco appraisal: Listen with Your Foot on the Brake - 06/13/07 02:04 PM
If you are like me you sometimes find your mind wandering when someone is talking to you.  I'd like to think that I am not abnormal.
I was reminded when reading a recent article that most people speak at an average rate of about 120 words a minute.  However, most people have the ability to listen four times faster!
Given this, you mind fills the "gaps" by thinking of other things.  The article went on to recommend that good listeners actually slow down their listening..  How? By forcing yourself to stay focused so you can comprehend at a much better rate..

frisco appraisal: Never Take Candy from Strangers - 05/03/07 06:42 AM
We all work on marketing techniques and wait for the fruits of our labor..  Given this, there are so many incidences when we, as real estate professionals are contacted by complete strangers who want to learn more about our businesses.  Our prospective clients, when calling are not certain what to expect and quite frankly neither are we!
It is so important during the initial call or visit that we position ourselves from our competitors and help the prospective client feel good about doing business with us.  Therefore the phrase: Never take candy from strangers.
From my perspective there are three key areas for each … (11 comments)

frisco appraisal: When Size Does Matter - 05/01/07 03:49 PM
I am hoping to seek counsel from the Active Rain community.  As a real estate appraiser I witness many occasions where the square footage listed in the tax records or MLS are inaccurate.  Many builders start with a floor-plan in mind but actually build to a +/- square footage.
A meaningful difference in square footage can equate to a meaningful difference in the appraised, listing, selling, and of course loan value.  As a result I contemplating developing and marketing a Residential Measurement Service.

Where I could use your advice:
Have you seen or used a measuring service in your respective markets?Do you believe this type … (15 comments)

frisco appraisal: Keyboard Courage - 04/06/07 07:52 AM
Email has undoubtedly improved our quality of life when it comes to business and personal communications.  I understand that today there are more than 25 million workers connected by email servers.
The informality of the email is certainly a trade off for convenience. With email technology comes a certain level of risk.  One of the things we all need to be careful with is how the recipients of our emails distinguish between the Intent and the Effect of our communication.
Sometimes the intentions of our communication can be honorable but the effect disastrous.  We need to be conscientious of how we bold, italicize and underline … (20 comments)
