frisco appraiser: Never Take Candy from Strangers - 05/03/07 06:42 AM
We all work on marketing techniques and wait for the fruits of our labor..  Given this, there are so many incidences when we, as real estate professionals are contacted by complete strangers who want to learn more about our businesses.  Our prospective clients, when calling are not certain what to expect and quite frankly neither are we!
It is so important during the initial call or visit that we position ourselves from our competitors and help the prospective client feel good about doing business with us.  Therefore the phrase: Never take candy from strangers.
From my perspective there are three key areas for each … (11 comments)

frisco appraiser: When Size Does Matter - 05/01/07 03:49 PM
I am hoping to seek counsel from the Active Rain community.  As a real estate appraiser I witness many occasions where the square footage listed in the tax records or MLS are inaccurate.  Many builders start with a floor-plan in mind but actually build to a +/- square footage.
A meaningful difference in square footage can equate to a meaningful difference in the appraised, listing, selling, and of course loan value.  As a result I contemplating developing and marketing a Residential Measurement Service.

Where I could use your advice:
Have you seen or used a measuring service in your respective markets?Do you believe this type … (15 comments)

frisco appraiser: Keyboard Courage - 04/06/07 07:52 AM
Email has undoubtedly improved our quality of life when it comes to business and personal communications.  I understand that today there are more than 25 million workers connected by email servers.
The informality of the email is certainly a trade off for convenience. With email technology comes a certain level of risk.  One of the things we all need to be careful with is how the recipients of our emails distinguish between the Intent and the Effect of our communication.
Sometimes the intentions of our communication can be honorable but the effect disastrous.  We need to be conscientious of how we bold, italicize and underline … (20 comments)

frisco appraiser: Being the Best... Yet Finishing Second - 04/01/07 11:30 PM
Have you ever wondered how you can have have the best products and service yet finish second? (when dealing with prospective clients their is no second place!)
How can it be?...  that your company spends the time and energy to provide the best product or service...then with common sense thinking: you convince yourself that people buy products that are feature-rich, right?
** UNFORTUNATELY COMMON SENSE MAY BE WRONG**
People don't always buy "better" products.People don't buy rationally.People buy emotionally. Then, they try to rationalize their decision.People buy on emotions, says Harvard Business School Professor Gerald Zaltman .
Building on research of the mind, Professor Zaltman found … (56 comments)

frisco appraiser: Collecting Up Front... or Invoice? - 02/11/07 06:28 AM
I apologize if I misssed an earlier post.  However, minimizing slow-pays and no-pays is important to running an appraisal company.  I realize there are many approaches to consider given the opportunity with each client. Are there any trends that you have read?  Is there an industry norm?
Any advice and/or best practices would be most appreciated..  Have a great day!
