remax the colony: "Dude, she has a major 'tude." - 06/04/08 01:49 AM
Have you ever noticed how your attitude affects your client's perspective?  When you approach a challenge with a ‘solution' attitude it can make a huge difference in someone else's life.
Last night I got a call from a ‘now' client.  She was referred to me via a friend of a friend.  Apparently she purchased a home few years back but got an opportunity to purchase her ‘dream home' one year later.  She had renters in the home she initially purchased.  They didn't maintain a level of care.  It has become too overwhelming financially to continue making two mortgage payments with no rental income.  The … (10 comments)

remax the colony: Pay it forward. You will get it back! - 05/23/08 02:48 AM
My friend, Richard Weisser, suggested I write a post about this subject.
At the risk of tooting my own horn I will.
I started in the real estate business as a loan processor, became a loan officer, then an appraiser's apprentice, and finally obtained my Texas Real Estate Salesperson's License.  I wanted to be a Realtor all along so I went about it the ‘hard' way.  In my experience prior to becoming a Realtor I started helping bail homeowners out of foreclosure.  I negotiated a forbearance package, changed the terms of the loan, found an investor, and/or a listing agent specializing in … (14 comments)

remax the colony: "Beauty by the roadside." - 04/30/08 08:51 AM

I am always amazed at what I see on the side of the road.  Fortunately Texas has done a great job of keeping our highways clear of clutter.

They may be cleaner than ever before but that is not the only thing I like about them.

They also maintain natural beauty in the busiest parts of the cities.

I am mighty proud of my state and pictures like this (I took myself) make me proud to be a Texan.  These were shot on 161 and 183 in Irving.

remax the colony: Your funniest showing story! I want to hear it. - 04/21/08 12:45 PM
I know this has probably been done before but I wasn't a member then.  If you link a previous blog I will read it.  I want to hear the funniest/embarrassing/scary showing stories.
Picture this- My first listing, my first showing, a first time home buyer.  When I took the listing I knew they had birds.  I wasn't scared of them but didn't have any experience dealing with them either.  The buyer called me because of my yard sign.  I asked the sellers to leave while I showed the home.  The buyer and I got all the way through it but right before … (40 comments)

remax the colony: Calling on my Active Rain friends for help! - 04/21/08 01:05 AM
Calling on my ActiveRain friends for help!
In January or maybe even February of 2006 I attended a Real Estate seminar presented by the Dallas Learning Annex at the Reunion Arena in Dallas Texas.  I was very excited because the guest speakers included Tony Robbins, Donald Trump, and Robert Kiyosaki to name a few.
Other than seeing Tony Robbins on late night infomercials and in Shallow Hal I didn't know much about him.  I was pleasantly surprised when he came out on stage.  In true Robbins form, he got the crowd clapping and jumping around in no time.  The energy he emits is amazing!
He … (7 comments)

remax the colony: Did you make it a point to stop and lock the door? - 04/15/08 12:09 AM
Recently one of the agents in my office 'almost' got into some trouble.  She was driving buyers to listings in a community.  She noticed another agent was looking at the same homes with other buyers because they kept running into each-other.  Well, on the last home she was in the agent was walking up the sidewalk while she was walking out.  The other agent said, "Don't worry about it.  I will lock up."  The agent from my office said, "Sorry, I really cannot do that.  I have to lock it up myself."  Something happened and it became an issue a couple of … (9 comments)

remax the colony: WHEN IS IT THE SCHOOL’S RESPONIBILITY TO STOP BULLIES? - 04/14/08 01:35 PM
My 8th grade daughter called me from school last Tuesday.  She said she wanted to walk home with her friend.  I said no you need to ride the bus.  I will be home soon after you arrive and you have game practice.  She started texting me about how her friend has been threatened of getting beaten up on her walk home that day.  I said the obvious, "Tell a staff member."  She replied, "You don't get it.  They don't care.  The girl that wants to beat her up is going to wait until she is off campus so the school cannot … (13 comments)

remax the colony: Tax Time- Who moved my cheese? - 04/09/08 01:26 AM
It is tax time again.  As I went over the numbers from last year it prompted me to look at my goals as well.  Though I came close to meeting most of them and exceeded in some areas, this years goals are sadly not on target.  The market changed but my way of doing business hasn't.  I am making a commitment to read 'Who Moved My Cheese' once again.  If you haven't read it you can probably find a copy at your local resale book store.
If any of my AR friends have another good, short read suggestions let me know.  I have … (6 comments)
