Does your home have a pet odor? Does it smell of cigarette smoke? Does it have "deferred maintenance" which should be addressed? Should that 10 year old hot tub be included in the sale? When selling your house, you need a direct and honest agent who can and will address these issues! Sure, as a new agent 40 years ago, I made mistakes. I didn't know what was important to most buyers. I didn't know how to always give sellers candid, but important advice. I would prefer to have the seller hear "bad news" from me, before we hit the market, so (5 comments)

There are several reasons to be at the inspection for the largest purchase and investment of your life. Here are a few: 1. What we see in person is much easier to understand than what we read or hear about. Also, when at the house, you can easily ask piggyback questions to your inspector. Being there reduces the risk of any misunderstandings. 2. What we read is typically a lot scarier than what we observe. That report can be quite intimidating. 3. Pardon my feature photo, nothing is ever this scary in our business, just having some fun here. My suggestion today is to get out of your "comfort zone". Call that FSBO. Call that expired listing. Knock on their door. Call EVERYONE in your sphere as you begin building a strong database. Do it now! One of the great things about this job is we can do what we are best at, and specialize at that, but as a new agent, things do intimidate or scare us. How do you pick a real estate agent? In Burlington and Mercer, most agents can get the job done in this market. Most. Not all. While you cannot list your house 6 times with 6 different agents, I will tell you this, without blinking: If you could , you would get 6 very different results. Every single agent works differently. Some are easily reachable. Others are not. Even the full- timers. Some are great at marketing your property. Others are novices. Some give you great pre-listing strategies. Some don't or can't. This is a suggestion for my fellow agents, past clients and future clients: Ignore the real estate predictions. They are typically wrong, and they will continue to be wrong. In my 40 years of watching these educated guesses, they are more often wrong than on target. For my fellow agents: Work hard and serve your clients well. Do not let the prognosticators influence your attitude. For my clients: If you want or need to buy or sell, let's do it. Are you familiar with this reality -tv show? Warning: It is very addictive, and it is superior to Survivor and any other show I have seen. What I did not expect from this show-- it is so much about: Human nature Judgement Assumptions Perceptions And nearly every one is wrong. While this is a game, people are forced to make quick "decisions" and judgements about people, with awful results. It becomes quite comical.
