san francisco peninsula real estate: It's January 2012, and there’s nothing left to buy! - 01/07/12 01:59 AM
It’s January 7, 2012.  Unemployment rates are the lowest they have been in almost 3 years. The mortgage interest rates are at all time lows.  There are more buyers ready to buy than there have been since 2008.  So, what’s the problem now?  There are almost no homes available to buy!Yep, the interest and unemployment rates aren’t the only factors that are notably low.  Listings here on the San Francisco Peninsula are few in numbers, too.  Here’s a sampling of what we’re experiencing in 3 of my favorite peninsula cities. In Menlo Park, the number of available homes on the Multiple Listing … (10 comments)

san francisco peninsula real estate: San Francisco Peninsula Home Report: Wende’s Tour by the Bay - 01/25/11 11:31 AM
It’s Tuesday, January 25th, and Tour Day for Wende by the Bay.  Amid sunny, blue skies with temperatures reaching almost to the 70’s, there were a lot of homes available for realtors to preview here on the San Francisco Peninsula.  Specifically in the 6 Select Cities of the San Francisco Peninsula Home Report - San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley, there were 86 properties on tour, with 54 being first time tours, though as was the case in the past weeks of this month, several recently listed homes have been relisted and are showing up as … (2 comments)

san francisco peninsula real estate: Wende’s Week at a Glance:Home Sales on the San Francisco Peninsula for 1/12-1/19/11 - 01/19/11 07:13 AM
Surprisingly, along with the smaller broker tour this week, in Wende’s 6 select Home on the San Francisco Peninsula cities of San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley there have been only 33 new for sale properties and 30 new pending sales to report in the past 7 day period.  There are currently a total of 368 properties, 297 of which are single residences, for sale in these 6 cities. The trend of previously listed, unsold homes returning to the market after a brief hiatus continues with 19 of the 33 “new” listings fitting into that category. … (0 comments)

san francisco peninsula real estate: Your Home on the San Francisco Peninsula: Wende’s Tour by the Bay - 01/18/11 03:44 PM
For Homes on the San Francisco Peninsula Tuesday is tour day in San Mateo County.  The tour is sponsored by 2 realtor boards, San Mateo County Association of Realtors, and SILVAR, Silicon Valley Association of Realtors.  The SAMCAR tour for today, January 18, 2011, included 200 residential listings with substantially less homes for sale than on last week’s tour. In Wende’s Home on the San Francisco Peninsula Select Cities it was much the same story.  In Atherton both homes on tour were newly listed, though both had been previously for sale at higher prices without selling in the previous year and … (2 comments)

san francisco peninsula real estate: Wende’s Week at a Glance: San Francisco Peninsula Home Sales - 01/10/11 01:17 PM
After a full week of business in the new year, the San Francisco Peninisula Home Sale market is starting to roll more quickly than the previous year, with 44 new listings being offered for sale and 40 new pending sales in the past 8 day period.  There are currently a total of 281 properties for sale in the 6 cities of Wende’s San Francisco Peninsula Home Sales compared to 237 the previous week, so the inventory is beginning to build a bit again, and a portion of the current homes for sale have been for sale in the past 12 month … (2 comments)

san francisco peninsula real estate: Wende's Week at a Glance for San Mateo County Real Estate - 12/21/10 06:01 AM
Here's a quick look at residential real estate activity in Wende’s 6 select San Mateo County cities – San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley - for the week of 12/14-12/21/10.
People are still movin' and shakin' (real estate-wise) here on the San Francisco Peninsula, despite the near year end and significant lack of inventory.  There are now a total of only 373 residential properties actively for sale in the 6 cities I track for this report.  That's not a lot to choose from in an area that has a population of around 142,500!  January 2011 should … (0 comments)

san francisco peninsula real estate: Wende's Week at a Glance for San Mateo County Real Estate - 11/24/10 05:00 AM
Here's a quick look at the past 7 days of residential real estate activity in Wende’s 6 select San Mateo County cities – San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley.

With Thanksgiving upon us, the number of new listings slowed, as could be expected.  Signs of realistic seller pricing continue, as homes that are priced well are selling within a couple of weeks, while optimistically priced properties languish.
