Home Prices in Salt Lake continued to show positive returns in March 2014, albeit on the back of weaker sales. The median home price for a single family home stood at $248,450 which is an increase of 8.28%. While this is a nice rise, it falls within the narrow sales price band we have seen over the last 12 months, with a low of $240,000 (April 2013) to a high of $260,000 (Aug 2013). The median home price for a Salt Lake County single family home rose 19.18% to $226,450 in the first quarter 2013. This strong rise in prices happened even though the number of homes sold was basically flat, managing only a 0.95% rise in the number of homes sold compared to the 1st quarter 2012. So why are prices going up so much if sales are flat, well it’s down to supply and demand. Another good month for the Salt Lake County real estate market saw home sales and prices on the increase. A total of 1,016 homes were sold in September (includes all types of homes), up from 997 a year earlier. Home prices were also up, with the median home price increasing from $185,000 to $195,000. Homes were also selling fast, with a CDOM of 34 days, considerably faster than the 74 days seen in September 2011.

The medium home price for a Salt Lake County home climbed above $200,000 for the first time since October 2010. The new median home price of $205,000 was sharply up from the $186,884 seen in August 2011. Strong home sales saw a total of 1,337 homes sold, the largest number of sales for over five years, going all the way back to June 2007. Homes were also selling faster taking a median of just 39 days to sell.

For the 4th month in a row the median home price for a Salt Lake County home increased, with the new median price standing at $199,950, up from last years $189,423. Over the last 4 months the median home price has risen 15.2%, with May 2012 home sales topping 1,202, the highest level since May 2010 when the home buyer tax credit was in place.

Salt Lake Home Prices were on the rise in April 2012. For the second month in a row home prices went up, with the median home price rising 4.28% (when compared to April 2011 prices) to $195,000. If we look at month on month data, prices have actually increased for 3 months in a row. This encouraging home sales data may well point to the bottom on the market and even shows that prices are starting to rebound, especially in the more trendy areas like the Avenues, 9th and 9th and Sugarhouse.

There were a total of 730 Salt Lake County homes sold in Jan 2012, which is the highest level seen for 5 years. Those homes that are selling are also selling faster, with the average number of days taken to sell a home falling to 133 days (last Jan it was 144 days). The average price for homes sold in Salt Lake County did drop to $206,869, but this drop is in part due to a drop in the average size of homes sold (more smaller home sales = lower average price), which was 2,341 sq. feet (down from 2,579). While the number of homes sold increased sharply in the 2nd quarter 2010, prices continued to come under pressure. The number of single family homes sold increased 7.98% to 2746 compared to the same quarter last year, while at the same time the median home price fell 7.13% to $220,000.
The bright spot in the quarter was Salt Lake City, where 84103 up 4.33%, 84104 up 0.52%, 84105 up 5.83%, and 84106 up 3% all experienced price increases. The other zip code to perform well was 84123 Taylorsville / Kearns, which increased 5.40%.

The real estate industry standard for determining how a market is performing is the median home price or in some places the average home price. You hear it everywhere, median home price falls in first quarter, median home price for Salt Lake City is... But is the median home price a true indicator of how a market is performing, or would we be better off using something else, for instance the price per square ft.
