Just like I predicted last quarter, the 2nd quarter was really strong for the Salt Lake County real estate market. Fueled by a lack of homes for sale and buyers keen to take advantage of low interest rates, prices showed strong gains across the valley. Homes just listed often received multiple offers within hours of going on the market, resulting in one of the best sellers markets I have ever seen.

Daybreak home sales surged in the 2nd quarter 2015, with the number of homes sold increasing 40% to 147 sales. Even with this large increase in sales, median home sales prices remained static, standing at $297,000, a decrease of 1%. Homes also took longer to sell, taking a median of 43 days, an increase of 7.50%.

There was some encouraging Salt Lake County home sales data for July 2011, with the number of homes sold rising over 34% year on year, increasing from 744 to 1,002.
While the number of Salt Lake UT Homes sold was up, home prices over the last year were down 14% with the average sales price for a home being $223,942. Month on month the average price per square ft. ticked up to $92 per square ft.

Looking at the Salt Lake home price data for the second quarter 2011, there are some signs that home prices seem to have stabilized. While year on year prices are down 5%, if we just look at the last two quarters we can see that home prices in the Salt Lake Valley actually saw a modest increase of 1.55% (I can’t remember the last time that happened). This increase reflects the stronger home sales data we have been seeing at the monthly level (see Home Sales Data for April 2011).

After four straight months where we have seen home sales top the 1,000 mark, they dropped back down to earth with a bump in July. Just like expected, the expiration of the home buyers tax credit resulted in a drop in home sales, with just 693 homes sold, the lowest number since February.

While the number of homes sold increased sharply in the 2nd quarter 2010, prices continued to come under pressure. The number of single family homes sold increased 7.98% to 2746 compared to the same quarter last year, while at the same time the median home price fell 7.13% to $220,000.
The bright spot in the quarter was Salt Lake City, where 84103 up 4.33%, 84104 up 0.52%, 84105 up 5.83%, and 84106 up 3% all experienced price increases. The other zip code to perform well was 84123 Taylorsville / Kearns, which increased 5.40%.

That's an increase of just over 20% year on year, and a 6.29% increase compared to last month. The average home price declined 0.63%, to $234,358. March was a little bit of a mixed bag when it comes to Salt Lake County home sales. On the bright side the month on month days on market (average time taken to sell a home) decreased from 87 to 80, number of homes sold increased 30.09% year on year and over 51% month on month. On the down side the average home price continued to fall, declining 9.37% year on year, and the price per square ft. fell to $98.

The number of home sales was not great, but was still a 3.84% gain over those seen in Feb 2008. The average time taken to sell a home remained constant at 87 days, but the average price per square ft. did fall to just below the $100 mark, at $99.

The home sales data for December 2009 saw a mixed bag of results. On the bright side Salt Lake County sales rose 15.86% year on year, and the average home sales price hit the highest level since August 2009, at just under $250,000.
On the other hand the price per square ft. dropped below $100 for the first time since March 2009. This could have something to do with the average size of the homes sold, which increased to the highest level since May 2009 (usually the larger the home the lower the price per square ft.).

Home sales for Salt Lake County in August 2009 were flat compared to July. The average home price fell slightly to $255,375 (from $257,186), but the average size also fell to 2,479 square ft, which meant that the average price per square ft. actually rose slightly to $103. The number of homes sold dipped below 1,000 to 976, and the days on market rose to 82.
September is shaping up to be a strong month, with activity being fueled by first time home buyers not wanting to miss out on the soon to be expiring $8000 tax credit.
