Here is what is happening on the Zionsville real estate market in October 2009:
We do see an increase in the number of homes sold which is very good.  However, we also see a slight dip in the average sales price which, again, may be triggered by the tax credit expiring.  If you look at the YTD numbers for the average sales price compared to last year, Zionsville real estate is actually up 1%.

zionsville real estate: Zionsville Real Estate - Market Report - July 2009 - 08/12/09 03:39 AM
The Zionsville real estate market report for July 2009:
If we could just pretend that July didn’t exist in the Zionsville housing market, I would be OK with that:) Zionsville has been all over the map this year as far as number of homes sold and average sales price. In large part, these wild shifts come from only having 30 - 50 homes sell each month. In this case it makes sense to look at the YTD numbers which paint a far better picture showing a 1% increase in the average sale price. The number of homes sold in Zionsville is … (0 comments)

zionsville real estate: Zionsville Real Estate - Market Report - January 2009 - 02/09/09 11:55 PM
Here is a look at what happened on the Zionsville real estate market in January 2009 for homes under $700,000:
As you can see, there was not a ton of activity in January 2009 as far as number of homes sold. Somehow, only 8 homes sold in Zionsville during the month which resulted in a 70% decrease in activity. What is odd is that even though only 8 homes sold the average sales price was up 12 % over last year. I say this every time I do a Zionsville report, but with so few homes selling it is very difficult … (0 comments)

zionsville real estate: Zionsville Real Estate - Market Report - December 2008 - 01/13/09 03:46 AM

As you can see, the number of homes sold is still pretty far off from last years number with a 19% decrease in the number of homes sold. The average sales price was also down more than normal with a 10% decrease in average sales price from last year. The year end total for average sales price in Zionsville is down 5% over last year. This is great, but it is not terrible in this market. The absorption rate, or … (0 comments)

Two more homes sold this year compared to last which translates into an 8% increase in # of homes sold. However, the average sales price was down 7% over October 2007. Zionsville has relatively few homes sell each month so it is hard to get a grasp for the market based on just one month. The year to date numbers show the number of homes sold in Zionsville is down almost 10% over last year while the average sales price is down almost 4%.

zionsville real estate: Zionsville Real Estate Market Report - September 2008 - 10/09/08 12:19 AM
Here is what happened for all Zionsville Indiana real estate and homes for sale in September 2008 for homes under $700,000:
Not a great month for Zionsville real estate; both the number of homes sold is down and the average sales price is down. It is also taking longer to sell a home in Zionsville this year. The average days on the market is up 10% or 7 days over last year. I still think that 80 days to sell a home in this market is not bad at all. The absorption rate, or number of months supply of homes, ticked … (0 comments)

Here is a look at what sold on the Zionsville real estate market in July 2008 for homes under $700,000:
With only 50 or so homes selling in the Zionsville market, it can be hard to get good idea about what is occurring with the market by looking at just one month. However, the number of homes sold down by only 8% over last year and the average sales price down by only 3% over last year’s numbers. Both of these numbers although in the negatives represent a much better situation than most other areas in the Indianapolis region. If you … (0 comments)

As you can see the number of homes sold is off by 20% compared to last year and the average sales price is down slightly. The number of homes sold YTD is down only 17% over last year and the average sales price is almost exactly the same. While this doesn’t sound great, in these market conditions, that is fantastic. In fact, for the past … (0 comments)

zionsville real estate: Zionsville Real Estate Report - February 2008 - 03/14/08 03:14 AM
The Zionsville real estate statistics for February 2008 are perhaps a little misleading with so few homes selling. Only 19 homes sold in Zionsville in February, hence one or two homes could really throw off the numbers. Let’s take a look at the number for Zionsville real estate in February 2008:

The number of Zionsville homes that sold is down only by 5 homes but this is a 21% decrease since last year. The average selling price is where I suspect the small number of homes sold is really affecting the data. As you can see the average selling price … (2 comments)
