We have so many recreational options here on the Space Coast, and the Orlando area is a big reason why. From Disney World, Sea World, Universal Studios, LegoLand, Fun Spot and so much more...the choices are almost endless.

...So, I was on my way to the beach this morning for a nice 6 mile run.
Coming out of my neighborhood I look up at the roof of one of my neighbor's homes and see this... It is an Eagle!
Now not many people may know this, but at the Kennedy Space Center they have an eagle sanctuary (it is about 20 miles north of my neighborhood). We also have a neighborhood about 15 miles south of me called Eagle Lake, and it also has land set aside as an eagle sanctuary.

Today is the day I move into my new Downtown Melbourne, FL office. 
I love the wonderful central location. It is close to everything.
 
As I was searching I determined that I needed to have certain requirements for the office.
1. Stay off the beachside (too far from many parts of the area).
2. I wanted to be in a "destination area"  A place potential buyers and sellers would go all year long. Downtown has many festivals, restaurants and shops.
3. I wanted easy access from all parts of the County.
 
I am excited to be in the heart of everything :)

500 new high paying jobs are being relocated to the Central Florida area...with over 300 of them coming to the Space Coast via Thales USA, a tech company focused on in-flight entertainment systems.
Up until now, Thales group USA base has been California and Virginia. The parent company is based in Paris.
This adds to a string of great news for the Space Coast jobs market (as well as the corresponding real estate market). With Boeing, Space X, Northrup-Grumman, and Harris Corporation all adding significant high paying tech jobs to the local economy.

I go to as many local school board meetings as I can. It helps me stay on top of potential changes that could hurt or help my clients.
At a recent school board meeting I was told (by the local school board representative in a neighborhood I work) that the particular school a home feeds does not effect the value of a home...only the school district has any value add or subtract.

I love March on the Space Coast for many reasons!
We have spring training baseball throughout the State of Florida.
The days begin to get much longer so more sunshine for the Sunshine State!
The water in the ocean begins to warm!
...but one of my favorite March rewards is the huge number of manatees just hanging out in the river.

My boy and I both flew into the Houston, TX area (specifically Katy) for Thanksgiving. We had a great time with family and friends but I must admit I froze my (butt) off.
Most days it was in the 50s with some rain or drizzle.
When I got off the plane back in Florida yesterday afternoon it was sunny and 81 degrees. The sun welcomed me back like an old friend.
My favorite months in Florida are November through April...lots of bright and beautiful days with just enough heat to warm you and make you wish you never had to leave!

I grew up on Long Island, NY. At the time I think every other radio commercial was about Grumman Corp.
I was so pleased in the mid-1980s when they decided to move much of their work force to the Space Coast. Years later they merged with Northrop (another huge defense contractor).
Monday at 9:30am Governor Rick Scott announced that Northrop-Grumman won the rights to build America's next great bomber here on the Space Coast. The contract is expected to be worth over 100 billion dollars over the life of the project.

Well, the calendar has turned to November.
Every year it means large flocks of Snow Birds will invade the Space Coast beaches from the great white north. They fly in from places like New York, Massachusetts, Ohio, New Jersey, Montreal, Toronto, Maine Pennsylvania, Connecticut and many other exotic locations.
They have a simple goal: Stay warm in the months of December, January, February and March! Some will fly in on big birds while others will take grounded routes like I-95 and the Florida Turnpike.

We have the battle of the billionaires going on here on the Space Coast. With Space X (Elon Musk) and Boeing (United Launch Alliance) working on rockets to Mars and Richard Branson / Virgin Galactic working on space transportation it seems there is room for plenty of competition.
Add Jeff Bezos (Amazon CEO) to the mix. He announced along with Governor Rick Scott that he will be bringing 330 high paying jobs to a new 200 million dollar complex that will produce rockets on the Space Coast of Florida!

The July 2015 market report for the Indian Harbour Beach/Satellite Beach area (MLS areas 381 &382) showed strong upward growth. The market has showed upward growth for 36 consecutive months.
We had 90 total sales of single family homes, condos and townhomes.
The lowest price was $65,000 for a 2 bedroom 1 bath condo. 
The highest price was $685,000 for a 3288sqft 4 bedroom 3 bath oceanfront condo.
The average listing days on market was 22.5 days.
The Average sales price was $252,500.
