I met this sweet natured dog while visiting an apartment/mobile home complex bordering the Back Bay in Biloxi. You may greet him at 2600 Old Bay Road. The complex Manager, Diane says that a person in a big black truck just dropped him off and left. No one can adopt him there as he is too big, although he has stolen the hearts of many residents.

I was doing property rounds at Avondale, the CAL community just off North HWY 15, Biloxi. I stopped by one of the homes that an owner staged. (Ignore the bounce house, that was for an open house.) I drive Hwy 90 (also known as Beach Boulevard) frequently. Each time I drove under the Sky Walk of the Island View Casino, I would think..."I want to go up there and walk across". I apologize that this is informative rather than fun. I am working on a fun way to report market data. 141 Active MLS Lot listings ranging in price from $10,000 to $1, 100,000. Some of these are tax deed properties. 17 condo rent/lease units ranging from $800 a month to $1500 a month. (Some units may actually be duplexes or town homes). Some units come fully furnished, some with appliances only. 142 active MLS units listed as condos ranging from $74, 900 to $750,000.00 274 SF listings, some of which may still be Katrina gutted. What a selection! Fixer Uppers to Perfection, small homes, large homes, quaint, vintage, stylish. Many Katrina damaged homes have now been renovated. There are many many single story, simple cottage and ranch styles. I have a gut feeling (based on research I can't disclose --that there will be a positive flucuation in land sales and homes below the $130K down. I am privileged to attend a church pastored by a dynamic couple. I used to fall asleep in church. NO more, Yeah!!! They are such dynamic teachers that I literally absorb a lot of teaching (sorry, Pastors I have not acquired the ability to speak the scriptures as you do...). Good news! The market is not stagnant. Weird maybe, but not stagnant. Please keep in mind that the figures below do not include: Condos, shouldn't include mobile homes, and should include the criteria listed below. Remember too, that only takes a couple of MLS listings with data incorrectly listed for the figures to be skewed. However, this is the best guideline we have and I am grateful for the opportunity to dive into stats from time to time. Driving Hwy 90/Beach Blvd this past week was fun, and a bit nostalgic. I couldn't help being a little wistful for the era of these cars (still a little ahead of my time for many:-). Do you remember the days of these cars? How about gas prices? Fast Food? I found turnaround properties in an MLS comp search and thought I would share the findings with you. The calculation of increase for turnaround properties has little value other than in a very general sense, to show people why buying instead of renting in most cases will show appreciation. The variables that we don't know here are important and the reason why we cannot draw a picture of true appreciation. I think if one ever wears a bumper sticker on their vehicle, this should be the one (Your own community info of course) Wednesday, August 23rd, the Community of Gaston Point, Gulfport, MS added a new community watch sign on East Old Pass between Beach and Stewart.The event was organized and hosted by Grace Fellowship on the Coast.
