The beautiful newly constructed multi-purpose "comfort stations" were designed to accommodate all beach visitors as well as being a pick-up point for Coast Transit. Long Beach was fortunate to be a recipient of these new beach accomodations which are also handicap accessible. Funding was a joint venture between Harrison County Sand Beach and the CTA.

The Post Katrina study I have worked since the end of October is coming to an end. I am ready for new challenges. One of the benefits of the study from my perspective is visiting many areas of the Gulf Coast and Mississippi that are not in my normal driving areas.
Of course involving myself with a Katrina study made me think about those who have still not returned. So, I snapped a few photos during free time for those who may be homesick, or who may be moving to the coast.

Wonder what to do today? Eat, shop, and have fun with me and the Long Beach High School Concert Choir and Volunteers. This is a very popular local event.
We are located at the Methodist Church, just South of Railroad and West of Jeff Davis on Church Street.
Vendors start arriving at 6AM. Photos with Santa start at 7:30. Entertainment off and on all day. Terrific Christmas shopping opportunities for unique gifts crafted by local artisans.

Yesterday was a waiting day, and client focus day. I started at 7AM with phone calls, emails, and texts because my client is an early riser and we had a particularly trying closing coming up--or not. I kept promising myself a shower and bath after the next communication was resolved. Psalms 46:10 is my standby scripture for times such as this--"Be Still and Know That I am God." (Well, I wasn't "still" in action, but calm in spirit.)

Thank GOD Gustav did not have the power or longevity of Katrina. Hwy 90 was officially closed today, but I had authority this time to snap a few pictures. Keep in mind that some pictures may look bad because of Post Katrina damage, not Gustav damage. Please also keep in mind that the Gulf Coast is healing. What you see along Beach Boulevard is quite different from what you see in the neighborhoods. If you are relocating--I am sure we will have a home you will find suitable.

First, I apologize to the Long Beach, MS Government and other workers because I did not think the curfew applied to me. When I started out I was just going to walk around the block. Then I became obsessed, and kept walking. I admit it was very windy. I rationalized that I grew up in North Texas and was therefore, used to strong wind.

I had the most remarkable phone call this morning. The call was from an agent who had shown and submitted an offer on a high end listing I had. The sellers turned down that offer.
This week the sellers decided to list with a national firm (with my blessings and well wishes).
The REALTOR, Amy Wood, called to tell me that she thought I did a great job with the listing. That astounded me. She has got to be one of the highest producing agents in the MS Gulf Coast--She took her time to call me and encourage me.

Sunday, April 20th, around 4:30 AM I was awakened by what I thought was the sound of my son gagging. He had been ill a couple of days before, so I got up to check on him. I also thought I smelled burnt popcorn. I remember wondering why my daughter was microwaving popcorn so early in the morning.

Good news! The market is not stagnant. Weird maybe, but not stagnant. Please keep in mind that the figures below do not include: Condos, shouldn't include mobile homes, and should include the criteria listed below. Remember too, that only takes a couple of MLS listings with data incorrectly listed for the figures to be skewed. However, this is the best guideline we have and I am grateful for the opportunity to dive into stats from time to time.

 I don't know if other real estate professionals are as easily side tracked as I am. I do get off  from time to time.
    Today, I will preview  2 to 5 vacant listings in Long Beach. My long term goal is to visit each vacant listing , then venture to Pass Christian. Once I have a handle on Vacant listings here, I will move to Gulfport vacant listings.
I will take a listing flier with me and stop and drop, or call a minimum of 2 fsbos and 2 expired listings.
That should leave plenty of room for Providence to do the surprise things … (6 comments)

Thanks for stopping by Long Beach, MS, Harrison County and joining me for a walk about.  It has been awhile                                    awhile since I have shared a walk with you. I have been focusing on the nuts and bolts of business in front of me rather than blogging. So here goes. My home is a little less than 1/2 mile from USM. Recently I heard about their fitness trail, so I thought I would give it a visit.

How many cookies, brownies, Cd's, cookbooks, Christmas wreaths does it take to send a choir of 50 students to Italy? Of course all parents know we will have to contribute significantly. However, the raising funds is character building for the students and promotes cross parent/student interaction and good old fashioned team work. Along with an awesome music background they are learning self discipline, goal setting, commitment.
Mr. Dunlap and the choir had to audition to sing for the Pope. They passed! That goes beyond anything I could say to convince you that they are awesome performers. Its amazing … (0 comments)

The MS Gulf Coast often reminds me of Jurassic Park clips because of the abundant and varied bird population. Note the birds in the distance on the photo below.
  This was one of my favorite piers to walk. Post Katrina, a fishing pier is not priority. We all learn to make do as the coast rebuilds. There are plenty of other places to walk.
 Rebuilding the Harbor Facilities has been slow, fortunately the boat docking facilities are being rebuilt faster than the piers. It is my understanding that there is a 2 year waiting list to dock boats at Long Beach … (2 comments)

Harrison County home sales figures are definitely behind last year . Property is still changing hands however; I certainly do not support a doom and gloom real estate philosophy.
This is what happened in Long Beach, MS in the last quarter according to an MLS statistical search
Total # of listings Sold (Single Family): 45  The average sales price was: $193, 782 with 139 days average on market.The Gulf Coast MLS data reflected that 7 lots sold at an average price of $48, 271It will be interesting to see how the next quarter turns out.
