From time to time, the Pastor of my church home mentions that the "message" often takes a week or longer to develop... It ocurred to me that is often how it is with me functioning as a buyer's agent (likely many other buyer's agents as well).
First, we target location, size, bedrooms, baths and other more unique criteria important to the prospective buyer. In the Gulf Coast most agents have been burned by sending MLS listings without first contacting the listing office--so we call the listing office to validate availability and showing instructions.

Disclosed Dual Agency is legal in Mississippi.  Yet, there is as much heated discussion among REALTORS® here regarding DDA as there is across the nation. We are advised to use the utmost caution if we choose to give clients the opportunity to make this choice. I have heard some R.E. Agents call it double dipping.  I agree, there are 2 sides to a transaction...
If we sell our own listings, we are either in a DDA transaction, or the buyer is a customer. If we do not sell our own listings at least some of the time we get a reputation for … (1 comments)

If there are cookie cutter comps available, it is fairly easy to help the seller develop a fairly close  listing price.  I do show and tell regarding available information--however, I underscore, I am not an appraiser and this information is not an appraisal. The CMA's are as much for me as for the seller and potential buyer. How else would I know whether "to hold them or fold them"?
