development: The minimum you need to know about the Tahoe Reno Industrial Center - 04/07/16 05:47 AM
When it comes to vision and execution of industrial development, nobody does it better than the Tahoe-Reno Industrial Center (TRIC). Over 30,000 acre usable land designated for only industrial development, no residential.
Do to the fact that this mega-site is designated purely for industrial use in Story County, NV - just 10 miles from Reno, NV - they are able to offer lightning speed permit and construction time-line.
Is time your essence? Is your competition still in the planning phase?
You don't have to be. At TRIC (no trick) you can start site preparation within 7 days and start building in 30 days. Oh, are … (1 comments)

development: Housing Demand vs. Supply in Northern Nevada - 04/06/16 11:47 PM
Northern Nevada used to be the underdog in people's mind, even though the Capital city of Carson City is located here. Reno, NV used to be primarily known for its second class casinos compared to Las Vegas.
However times are changing, and just since I moved to Reno in 2006, Northern Nevada has changed dramatically. While the recent recession hit everyone hard, it also provided great opportunities to investors, individuals with available savings, and companies interested in relocating. It was also a wake up moment to local leaders who lounged into high gear and began a campaign to change the economic environment from a casino … (0 comments)

development: Land for Multifamily and Housing Gobbled Up in Nevada - 04/06/16 12:45 PM
As I drove around in the region with clients, I noticed that there are less and less available land within city limits for multifamily and single family developments. Lands bought are quickly launching the process as if the planning have been done long before acquiring the land.
This is what happened with this land I posted about just a few weeks earlier. Escrow will be closing shortly and planning and parceling should start as early as September.

development: Housing Needed in Reno NV, Land Available High and Low - 03/16/16 11:07 AM
With rapidly improving economic environment, the Northern Nevada real estate market is hot.
Developers, who years ago halted construction, are now back and building again, unable to keep up with demand.
Demand is equally high for buying and renting single-family homes and condominiums.
With such a high demand, not only property values, but also rental rates are rising.
More housing needed.
Just recently, I visited a close to 400 Acre available land, high above the valley to the east. The location is lovely, with great view, varied elevations, and close proximity to shopping and Downtown Reno:

If you or someone you know is interested in residential, commercial or mixed … (0 comments)

development: Sierra Marketplace in Reno, NV - 11/16/15 08:18 AM
Improvement? Yes - Progress? No
The local Sierra Marketplace shopping center, adjacent to the Atlantis Hotel and Casino in Reno, NV, at the intersection of Moana Lane and South Virginia Street is finally getting a long awaited face-lift.
Not only the property was outdated, it was for the most part sitting idol and desolate. One would try to blame the area, except of the fact that these two streets are major arterial connectors in Reno, with easy access to the freeway and only 10 minutes from Downtown Reno. But it doesn't matter anymore. They are finally undertaking the much awaited improvements. Or at … (1 comments)
