Northern Nevada used to be the underdog in people's mind, even though the Capital city of Carson City is located here. Reno, NV used to be primarily known for its second class casinos compared to Las Vegas.
However times are changing, and just since I moved to Reno in 2006, Northern Nevada has changed dramatically. While the recent recession hit everyone hard, it also provided great opportunities to investors, individuals with available savings, and companies interested in relocating. Reno, Nevada is considered by many as he suburbia of California. It is definitely a preferred retirement destination due to its great proximity to nearby regions.
Reno, NV is sitting on the edge of the Nevada/California border. (Gray dotted line) with easy access and close proximity to favorite vacation destination, Reno is finally getting its personal and business recognition.
Especially now, with this tremendous amount of precipitation up in the Sierras, the excitement is even bigger. If you have not visited the Lake Tahoe and Reno area recently, you might get inspired by these images:

Have you ever considered how property appraisal works and how appraisers evaluate the market value of a home?
Many appraisers look at recently sold properties (last 90 days) within 1 mile radius of the subject property and will try to identify three comparable sold homes that are most similar to the subject property. If the property is located in a subdivision, it is likely that s/he will identify three properties with the same square footage, potentially same floor-plan (cookie cutter homes). In the last couple of years, home prices in the Reno/Sparks area are rapidly rising.
With continued low inventory of new and re-sale properties, even steady demand appears high that forces property values up. With home prices rising, cash purchases are slowing down. This provides a little hope for a more stable market and lower than 10% price hike during 2016.
Current median sold price is $277,000 - down from previous month, but up 8.6% from previous year.
After the Holidays, and with rising home prices, the number of new listings are increasing - but in the median price range moving fast.
