nevada: Resimercial - The New Way or Lack of Focus - 07/04/16 12:16 AM
Recently I heard people using the word "Resimercial" quite often in a varied ways. Sometimes as a derogatory term and other times more common sense practical real estate practice.
I don't think there is anything derogatory in it. In fact, often the commercial deals some of the residential real estate agents do are more investment related buying and selling.
Now, on the other hand, commercial brokers (and vendors offering services to commercial brokers) are often try to downgrade resimercial. They feel that they are the only one qualified. But, when it comes to helping out their own friends in residential real estate, they … (1 comments)

nevada: Are you driven to be #1? - 05/02/16 10:41 PM
Are you driven to be #1? - Another question from my coach.
It is a simple question - but once again not to me.
At the end of our conversation, I was wondering if sales is even for me. The conversation with my coach questioned my personality fit with the job.
I am not driven to be #1. I don't care about competition in sales. I will not participate in the office pressure to sell more. I will not push people into situations to meet my sales quota. I will not cheat or lie to achieve company goals. I will not compromise my integrity … (2 comments)

nevada: What is Success? - 05/02/16 10:22 PM
So, recently a coach asked me to define what success means to me. You would think it is easy, but I choked on the question.
According to the dictionary, success is the "the accomplishment of an aim or purpose."
To me as an immigrant, coming to the US, adjusting to a new culture, leaning English, getting my MBA, having a home, driving a nice car - I'm successful, living the American dream.
But obviously, from the coach's perspective, my answer of "I'm already successful" is not what was expected.
But what is success? Is it a destination? Is it a direction?
I don't know.
I know that I … (4 comments)

nevada: The minimum you need to know about the Tahoe Reno Industrial Center - 04/07/16 05:47 AM
When it comes to vision and execution of industrial development, nobody does it better than the Tahoe-Reno Industrial Center (TRIC). Over 30,000 acre usable land designated for only industrial development, no residential.
Do to the fact that this mega-site is designated purely for industrial use in Story County, NV - just 10 miles from Reno, NV - they are able to offer lightning speed permit and construction time-line.
Is time your essence? Is your competition still in the planning phase?
You don't have to be. At TRIC (no trick) you can start site preparation within 7 days and start building in 30 days. Oh, are … (1 comments)

nevada: Housing Demand vs. Supply in Northern Nevada - 04/06/16 11:47 PM
Northern Nevada used to be the underdog in people's mind, even though the Capital city of Carson City is located here. Reno, NV used to be primarily known for its second class casinos compared to Las Vegas.
However times are changing, and just since I moved to Reno in 2006, Northern Nevada has changed dramatically. While the recent recession hit everyone hard, it also provided great opportunities to investors, individuals with available savings, and companies interested in relocating. It was also a wake up moment to local leaders who lounged into high gear and began a campaign to change the economic environment from a casino … (0 comments)

nevada: Land for Multifamily and Housing Gobbled Up in Nevada - 04/06/16 12:45 PM
As I drove around in the region with clients, I noticed that there are less and less available land within city limits for multifamily and single family developments. Lands bought are quickly launching the process as if the planning have been done long before acquiring the land.
This is what happened with this land I posted about just a few weeks earlier. Escrow will be closing shortly and planning and parceling should start as early as September.

I am keeping an eye on it as it is located in a very favorable location and as soon as they start breaking ground, it is … (2 comments)

nevada: Update on my Facebook Ad Grrrr Story - 04/06/16 12:18 PM
Recently, I posted a blog about Facebook rejecting one of my ads because it contained more than 20% of text. After contacting them, they reviewed and let it go through.
Original Blog Post: Starting the morning with Grrrrr....
Well, thank you Facebook. It is thus far my most active ad with many reach, likes, shares and interactions. However, I promise less text on the next one.
Results:
It appears, puppies help to spread the message. I think next time I will create an ad with me and the pups. I realized that I will have to add my contact info and a short message. People don't … (3 comments)

nevada: Spring is the perfect time to be outside in Reno, NV - 04/04/16 01:44 AM
Here in Reno, NV one could say we have four seasons. However, that depends on interpretation. We often have a very long Summer May to October, then we have a month of Fall, a few months of Winter and again a month of Spring.
March ended with snow, but here is April and today the temperature will be close to 80. What? You may ask. Yes, Spring and Fall are both very short seasons, but snow can fall even in the beginning of the summer. We had up to 6" of snow in the past in May and the month of June. … (0 comments)

nevada: Truckee River running through Reno NV with force - 04/04/16 12:09 AM
The Truckee River runs through Reno, NV. It is one of the main attraction of locals and visitors.
City leaders worked hard in the past five years to make this area not just walkable, but also visually appealing. From railings, to sitting areas; from art pieces to bright visible signs; from condo developments to plenty of stores and restaurants. All has one in common - the river view and the excitement it has to offer.
The past few years, we have experienced severe drought, resulting to nearly dry riverbed, but this year's "El Nino" brought above average precipitation resulted in amazing river flow. … (2 comments)

nevada: Reno, NV is an Expressive Art Town - 04/03/16 12:27 AM
Reno, NV is not often getting the recognition for it's cultural values as it deserves. Additional to the annual "Burning Man" and Art Festival "Artown."
Burning Man is an annual man made temporary city -  this year is during August 28 – September 5, 2016 - in Black Rock City of Nevada. With recent publicity, the city is rapidly growing. City planners estimate approximately 70,000 participants this year.
To see what it's all about, make sure to check out the historical photo gallery  of art created specifically for this town, some of which later on got displayed in Reno, NV.
One of which is this beauty … (1 comments)

nevada: Reno Spring Weather is Unpredictable - 03/28/16 02:50 AM
Last Saturday, as I was out and about door knocking and putting out fliers, I ran into many homeowners coming home from the garden centers with plants and spring gardening tools, pots, seeds and else.
The weather was partially cloudy, in the mid 60's temperature. Perfect for walking the neighborhoods. The light breeze felt good, but it was the indicator of approaching weather. Our local and the national weather channels were telling residents that we will have rain on Monday. Well, it is somewhat true:
It was raining until 5 am this morning, when it switched over to snow. Thus far, it snowed at least 6 … (2 comments)

nevada: When to list your home? Can you afford competition? - 03/28/16 12:06 AM
After door knocking and talking with hundreds of home owners, it appears that many people are set to list their home during the spring or may even wait after school to be over. Some secretly, or outspokenly, think that prices will be even higher during the spring. But what they don't consider is market trends and activity.
Why does market trend matters for home sellers?
Just briefly, the current Reno/Sparks real estate market has less than two months inventory. Even less below the price range of $400,000. Average home prices in the area are rapidly rising due to multiple offers - resulting in … (3 comments)

nevada: Practicing Photography Lighting and Posing - 03/23/16 11:39 PM
A couple of weeks ago I mentioned that I will take on boudoir photography as a hobby and it will take a while before I will post any images.
Some of the reasons include:
- Most learning occurs while either taking pictures of paid models or doing self-portraits
- Location, location, location - just like in real estate - it is important for many reasons: lighting, architecture, design, cleanliness, availability...
- At times added lighting is necessary, I carry a medium size bag of studio lights, but unfortunately it is nowhere strong enough to do all the things I would love to do. With limited lighting, there are … (1 comments)

nevada: Realtors start to work early on ActiveRain - 03/23/16 01:14 AM
My routine for every day, including on weekends, is to wake up at 6am, make coffee, sit in my comfy chair with my laptop on my lap, turn on the morning news and work on my Social Media sites.
Today, I did the same, just to experience a technical difficulty on ActiveRain. Apparently, too many of my fellow Rainers were already at it, delaying my ability to at least check in.
Oh, this isn't a complaint. In fact, it just proves that to be successful in real estate, you have to work long days, making sure that nothing deters you from the things need to be done.
I … (2 comments)

nevada: Networking with Yelp - 03/22/16 01:52 AM
You never know what works until you try things. So was I exploring Yelp to provide restaurant and business reviews.
It so happened that I posted a profile picture with my Newfies. One day, I received a private Yelp message that someone also has two Newfies up in Lake Tahoe in Zephyr Cove, NV - a brown and a black puppy brothers. If you are familiar with Newfoundlands, you might know that having brown color Newfies is a somewhat rare occurrence. Very few Newfie breathers have brown pups, and even with brown mom and dad, the puppies might be black dependent on … (2 comments)

nevada: Heavenly Newfie Attractions - 03/22/16 01:19 AM
The Heavenly Mountain Resort in Lake Tahoe Nevada is a a destination for people from all around the world. I have met people from India, Argentina, Germany, China and many other nations. But it is not I, who made it happen. Well, maybe indirectly.
If I haven't mentioned it in my past blog posts, I have two Newfoundlands - a brown and a black puppy. Every time we walk them in busy public areas, we often just end up standing or sitting still while people admire and take pictures with our pups. It is not bragging, in fact sometimes it is overwhelming. … (4 comments)

nevada: Twisted Fork is Better Than Ever! - 03/18/16 05:48 AM
Have you ever knew a restaurant that was average, but as result of a third party mistake, experienced a dramatic setback, just to come later back better than ever?
This is the story of Twisted Fork in Reno, NV.
The restaurant business is difficult enough, but as many ingredients are supplied by third party suppliers, controlling quality and food safety is challenging. Luckily, Twisted Fork was not only cautious, they were above cooperative with health officials when E.Coli infection was traced back to the restaurant last year. The owners shot the restaurant down for a month, helped officials test every surface and products, just to find out that the … (1 comments)

nevada: Buyers' Opinion of List Price: "I say, no no no!" - 03/18/16 03:48 AM
Reno, NV property values rose rapidly during 2015. The positive economic forecast for the next five years makes most people, especially sellers, believe that it will continue to rise at same rate - if not more - during the next couple of years.
This resulted in a tension, as sellers are pricing their property to what they think it will worth two years from now. But buyers most recently are saying: NO NO NO
This issue affects even the most experienced agents as sellers are not just firm but often argumentative about their property value.
Do you have similar issues in your city?
How do you approach … (0 comments)

nevada: Team or Not to Team? That is the Question - 03/17/16 04:34 AM
Real estate bloggers and trainers talk about the topic of team vs. individual approach.
This question often arise primarily to new agents. From their perspective, if they team up with an experienced agent, they will be able to tap into the golden pot. - Or so they hope.
But not so fast.
Experienced agents don't necessarily have a pot large enough to share. So they will quickly turn away and may even resent the agent who suggest such a foolish idea.
But why and who should join a team? Is there any usefulness? What is a team anyway?
While there are many conflicting opinions on team approach, … (5 comments)

nevada: Starting a New Hobby in Boudoir Photography - 03/16/16 11:34 AM
Real estate is fun, but it was quite slow during the Winter months. As result, I decided to pick up a new hobby. I mean, photography is already my hobby but I never tried this before.
I am part of two local photography clubs with photographers interested in a variety of topics, from macro photography to nature, from insect photography to architecture, from family and baby imagery to still life arrangements.
And then there are the artists with glamour and boudoir photography. Their work inspired me enough to take lessons. While we did not take pictures during the first class, it definitely gave me … (1 comments)
