The number of closed sales, and median and average sales prices in Rocky Hill have increased for single family homes in 2010 over 2009 while the average days on market decreased in 2010 versus 2009! As we saw with the Wethersfield single family home market statistics, the First Time Home Buyer Tax Credit incentivized first time home buyers to buy their first homes which then enabled existing home buyers to "move up" and buy larger, more expensive homes at near historic low-interest rates.

It is not uncommon for the number of new and active listings to decrease during the holidays. As with Rocky Hill condos, the average days on market and the percentage of listings with price reductions increased after June, 2010, the expiration of the First Time Home Buyer Tax Credit (for most buyers). However, the supply time for current inventory (homes on the market) decreased from a high of 12.2 month at the end of April to 6.1 months at the end of December. Although 2010 condo sale volumes in Rocky Hill are lagging 2009 volumes, condo sales are occurring at a steady pace. As we saw in Wethersfield, the median and average condo sales prices in Rocky Hill are lower in 2010 than they were in 2009.  Again, the change in the median and average sales prices of condo units selling in Rocky Hill is due to: a) a decline in purchases of higher priced units (above $250,000) in the 2nd half of 2010 and b) further tightening of mortgage underwriting guidelines for condo financing.

In addition, the number of closed sales through October equals the total number of closed sales in all of 2009. Rocky Hill single family home sales volumes may end 2010 closer to the volume we saw in 2008.
