Recent data indicates an emerging surge in real estate sales in Pinecrest. At this point last year, 31 total properties were sold at an average of $1.3 million or $265/sq. ft. Now fast forward to this year, thus far there have been 45 total sales at an average of $1.6 million or $341/sq. ft.! This same trend is evident when we look at properties of $3 million and above. Its a sellers market according to recent data which indicates Dade County is currently in a sellers market and is trending towards a neutral market in the upcoming months. The above graph shows the number of properties for sale divided by the number of properties sold (i.e., Months of Inventory (MOI) based on Closed Sales) for the last 5 years. Simply put, abundant inventory and low sales leads to a higher MOI, while low inventory and high sales leads to a lower MOI. Developers have been proposing a Coconut Grove waterfront project for several years and finally on November 5th voters approved a waterfront plan, which will lead to the demolishing of Scotty's Landing. According to S&P/Case-Shiller index South Florida's housing stock appreciated 10.8% in Feburary from last year, reported by the Sun-Sentinel, which marks 14 consecutive months of increases.
