This advice is good for everyone but especially for the first-time home buyer. When looking for the perfect starter home make sure to look everywhere and look at everything. I don't know if the banks are getting smarter or perhaps it was a natural learning curve on everyone's part, but short sales are becoming the de rigueur in purchasing property. Just as in a standard sale, your agent should research the position of the seller (i.e. bank) to benefit you in a successful and complete negotiation. We absorbed an incredible amount of useful information at CDPE's certification class the past few days but I think this clip of trainer Gee Dunsten offers a quick summation of the most important point to remember in completing a short sale transaction; "It is the little things that make a difference". The inventory has neither increased or decreased dramatically with a total of 94 Single Family Homes on the market in the 90815 zip code.

California has a “first-time buyers” assistance program for moderate income buyers know as the CalHFA program. Although the loan is a typical FHA loan that requires a minimum of a 3.5% down payment it does offer a somewhat lower interest rate. The really neat aspect of this program is that a portion of the down payment can be obtained through a 2nd loan supplied by CHDAP, California Homebuyer’s Downpayment Assistance Program. If you feel the seller is in a situation where they can offer a 2nd loan to the buyer don't be afraid to broach the subject. For years I watched a young gentleman ride his bike down my street never dreaming he was the independent film producer of the documentary "Riding Bikes with the Dutch" that had been making news in Long Beach for the past year. A chance encounter with his wife last week lead me to this realization. I can vouch for Michael Bauch; he rarely goes anywhere in a car and everyday he rides his bike!
