real estate tips advice: Google Images are NOT FREE! - 08/25/11 05:43 AM
Google Images are NOT FREE! Yesterday I was having breakfast with another real estate agent and we started talking about images for our websites.  I like taking my own pictures, but I also use paid services like iCLIPART.  However this agent does neither, they said "I get all of my pictures from Google Images, they have everything and it's free."  Thankfully I wasn't drinking anything at the time because I would have choked.   I know a lot of agents and people in general think Google Images are free for the taking, but they are not.  According to Wikipedia "Google Images … (51 comments)

real estate tips advice: Adding a Picture with a COLORED Border on Active Rain - 03/08/11 02:05 AM
Adding a Picture with a COLORED Border on Active Rain Lauren Selinsky wrote a featured post on Sunday expressing that she wanted to be able to add a colored border to her pictures.

Yesterday Christine Donovan shared how to add a border, which is black by default. This made me wonder if there is a way to change the color of the border and there IS.

All you have to do is add your picture and border like Christine shows you then save your post in "draft."

Reopen you post and switch it to HTML instead of WYSIWYG.

real estate tips advice: Finding the Home is the EASY Part - 10/27/10 07:10 AM
Finding the Home is the EASY Part I absolutely love looking at homes, which is the fun and easy part of my job as a REALTOR. Although on average I only show buyers 1-15 homes before they go under contract, so the fun usually doesn't last long.I'll never forget the time my client went under contract on the second home I showed him. Upon acceptance he told me "this will be your easiest commission check ever." I knew that statement was the kiss of death and I was right. That transaction turned out to be one of the hardest transactions I've … (7 comments)

real estate tips advice: What DON'T Wellington FL Buyers WANT in a House? - 10/14/10 12:55 PM
What DON'T Wellington FL Buyers WANT in a House?
Have you ever lived in an apartment and said to yourself "When I buy a house it's going to have a full sized washer and dryer" or "When I buy a house it's not going to have 3 flights of steps" or "When I buy my next house it has to have a 4th bedroom."

Before Buyers even become real Buyers they already have a list in their head of what they WANT in their next home, but a majority of these Buyers also have a longer list of what they … (7 comments)

real estate tips advice: REALTOR®, Realtor®, Realtor, realtor: What's the proper way to write and use it? - 08/24/10 10:35 AM
REALTOR®, Realtor®, Realtor, realtor, what's the proper way to write it? A while back Jim Frimmer wrote an excellent blog on the proper use of the word Realtor along with the perferred way to write it: I got called out for improperly using "Realtor". After reading the post I quickly took a look at how I was writing it and decided to use the perferred way, which there is actually more than one way to properly write it, but I decided to use the #1 way.#1: REALTOR®#2: Realtor®#3: RealtorHowever "realtor" with all lower case letters is never an acceptable way to … (9 comments)

real estate tips advice: Why didn't you mention the other offer withdrew? - 08/17/10 12:01 PM
Why didn't you mention the other offer withdrew? This past weekend I was scheduled to show a property, but right before our appointment the listing agent informed me the seller just verbally accepted an offer. Since verbal acceptance isn't binding my client decided they still wanted to see the home. However they knew if they wanted to make an offer on this property priced right it had to be strong. After seeing the property and reviewing the comparables my client did in fact want to submit an offer, so we wrote it up on the spot and sent it over. Although … (57 comments)

real estate tips advice: Thinking outside the box - 08/09/10 02:31 PM
Thinking outside the box Writing a personal letter to a prospective landlord isn't common in my area, but it's something I have every one of my prospective tenants do.Why? A personal letter is just that, personal, an introduction to who they are.How many landlords base their decision solely on credit reports and deposits? I can tell you a lot.So how is a person with horrible credit and/or little money suppose to find a home? Over the years I've placed countless clients into a rental home due in part to the personal letter they wrote.A letter that introduced them, a letter that … (22 comments)

real estate tips advice: What's considered a successful Open House? - 05/11/10 02:58 PM
What's considered a successful Open House? I recently caught an episode of Designed to Sell, another HGTV real estate show and at the end of the episode the seller's give an up date.  In this case the seller's stated they have had several "successful open houses, but no offers."The line "succesful open house" got me wondering what sellers and agents consider successful. What do you consider to be a successful open house?

real estate tips advice: Take possession, but I can't give you access? - 02/26/10 05:45 AM
A situation occurred that I personally never experienced or heard of up until today and I wanted to know how you would handle it.Today a tenant was suppose to take possession of their new rental property.  However this is a gated community, not manned, and the listing agent doesn't have the gate card.  Unfortunately there is not a temporary gate code nor can you follow someone through the gate.According to the listing agent the owner overnighted the gate card on Monday, but it still hasn't arrived and the management office is closed, so purchasing a new one isn't an option. The tenant … (4 comments)

real estate tips advice: Why are You Calling Me? - 11/09/09 11:53 AM
Today I received a call from a person wanting to find out what has recently sold in a neighborhood that I specialize in. As we started talking the caller told me she just made an offer on a home in this neighborhood and wanted to make sure she was getting a "good deal."  I immediately thought this person was buying a "For Sale By Owner" and didn't have access to sales information, but that wasn't the case she did have a Realtor.Since this wasn't my client nor was she going to become one I told her that she need to contact her Realtor … (88 comments)
