      <title>SURF CITY MARATHON - THIS SUNDAY!!!</title>
      <description>This Sunday before the BIG GAME there is the Surf City Marathon. It's a California Classic Oceanfront Marathon. The EXPO is Friday, Saturday and Sunday. The EXPO is located across from the Hilton Waterfront Beach Resort. The start and finish line are located on PCH. There is a half marathon and a full marathon. The full marathon starts at 6:30am and the half starts at 7:30.
At the finish there is a beer garden and beach party.
The marathon course is along the beach and the weather has been so perfect this week that I'm sure come race day it will be perfect as well.
Both marathons are sold out! But spectators can cheer on runners and go to the expo before the BIG GAME.
Runners from all over the world are here to run on this amazing oceanfront course.
Participants receive a surfboard medal!!

      <title>Huntington Dog Beach</title>
      <description>Dog lovers from all over Southern California come to Huntington Beach's Dog Beach, also known as Huntington Dog Beach. Located at the cliffs in between Bolsa State Beach and Huntington City Beach, the area attracts dogs of all types and sizes. This is a great place where your dog can roam free with no leash and can even play in the water. The best place to park is at the cliffs where you're charged $1.50 an hour. The meters take credit cards and coins! You can also purchase an annual pass if you frequent Dog Beach. Once  you park you walk North (Towards Long Beach), go down the hill onto the sand. Once on the sand you can let your dog off its leash.

      <title>Going on Vacation always makes me busier!!</title>
      <description>I'm leaving for Hawaii on Monday and it's inevitible that I will get a transaction approved or all of a sudden have several of my clients begging to see property and/or write offers.
I vowed to only leave the country on vacation, thus stepping completely away from my phone/mobile device!!!
However, I'm like a goalie in an ice hockey game, padded up and ready to take on whatever is thrown at me. I'm ready!!!
All of my loose ends are tied and I will be checking my emails and doing about an hours worth of work everyday just to give my clients that sense of peace that I'm still working for them. In the meantime I have an assistant setup to take on anything that needs to be handled in the office.
I feel it... I'm going to have a stellar week. Something big always comes in when I decide to leave for a trip. I'm excited to see what this week brings!Mickey Kinser

      <description>What's easier? Submitting a full price offer where a bank can just change the name of the first buyer with the first back-up buyer? Or is it easier to outbid and be the highest offer chosen. It seems lately my full price offers on short sales are being out-bidded. Do the banks know that there are several offers? Do the banks know that there is a bidding war?       <title>Hurry Up and WAIT - your Short Sale order is up!</title>
      <description>I have more deals right now than any other one time in my real estate career, YAY! However ALL of them are Short Sales. My clients are so patient waiting for any good news from me. I keep in touch with the listing agents on the properties and keep in touch with my clients. So all parties are so nice and cooperative, but I wish there was something we can do to make the banks hurry up! Everyone is ready to buy and I'm ready to get paid!
I've been doing Short Sales since 2007 so I understand what a Short Sale entails from beginning to end whether for a buyer or seller but the question always stands: "What is taking so long!?"
I recently heard of someone getting an approval after 6 days - and no it was not an approved short sale. I want my current short sales to be approved in 6 days. That would be awesome! My clients would love that and I would love closing.
I vote for faster Short Sales. Especially if the buyer is writing at full price. I think it will be good all around. It will be good for our economy and consumer confidence. What do you think? Please comment and give me your short sale experiences.

      <title>I made my client CRY!!!</title>
      <description>I have the most wonderful clients. I have a sweet young couple that has two small children. They have worked hard to plan their lives just right putting things in place like a well thought out game of chess.
The wife and I previewed property last week and showed her husband all the "good ones" on Saturday. But there was one property that was in the perfect neighborhood, for the perfect price, that was the perfect size and the perfect everything. However, we had to write an offer subject to inspection to see the inside. My clients were VERY hesitant being that they are first time home buyers, they said "NO WAY!"
But they trust me, and I told them there is no obligation, there is no money exchanged and they agreed to write the offer just so they could see the inside.
I just showed the property and of course the perfect house was also perfect inside. After spending an hour at the property looking at everything, discussing everything, I made the phone call to the listing agent....
"My client's love it, will you please submit our offer to the bank?" I said
And being that we were the only offer in the listing agent respondend, "Congratulations, you got the house!"
My client cried! She's so cute exclaiming that she has goose bumps. I'm so happy for them. I'm not so happy that we have to wait for the bank but that's another story.

      <title>Steps to selling your Home - Timely</title>
      <description>Steps to  Selling your Home:
1. Meet with a Realtor to make a plan. This plan may include, in addition to selling your current home, but purchasing another home and closing concurrently.
2. Fill out appropriate paperwork to get started. This paperwork will be provided by your Realtor. This should include some of the following: Listing Agreement, Commission aggreement, MLS  and all items to list your home on the MLS (the listing paperwork is the same as a regular listing - it's beneficial to fill out all disclosures at this time as well.)
3. Prepare your home for a sale/move. As your Realtor, I can recommend a staging expert that will advise you how you can display your home for maximum results. You may also feel confident doing everything yourself as many people do. There may be very minor touchups to details around your home that will be very beneficial in increasing the value of your home and the amount of time it sells in.
4. Marketing - all marketing is done by me which includes putting a sign on your property, putting a lockbox on your door or waterpipe, creating flyers, Scheduling Open House, Entering it on the local Broker Preview, entering it into the MLS, feeding it to all internet resources and sending it the top of all Search Engines. In addition I can send it to the Top of the Zillow search for your area. I am a premier agent which allows me to feature all of my listings at the top no matter what the user is looking for. This is advantageous as it is limited to only a handful of agents - only the experts in your area.
5. Broker Preview - Having your home displayed on Broker Preview will allow additional exposure as this is the time that most agents are viewing homes to send to their prospective clients.
6. Show property - make the property as accessible as possible to maximize as much traffic as possible.
7. Receive Offers - We will sit down together to review the offers and submit multiple counter offers. You can see with this step how important it is to price your property just right in order to have multiple offers. This will leverage your sale to it's fullest.
8. Open Escrow - I will handle the details however at the beginning in step 2 we planned ahead and filled out everything we need to have a smooth escrow. My goal overall is to make this stressfull time as smooth as possible so filling out paperwork early will eliviate stress when our time is pressed at this step.
9. Make your home accessible to the buyers for inspections and possible questions. Prepare for your move.... I can help with those details as well, however that's another blog.
10. Close Escrow - hand over the keys, remotes and any other items that come with your home.

1. Meet with a Realtor - pick me :)
2. Meet with a Lender - I can refer a lender to you. Carefully research this lender, in addition ask them how they get paid and have them discuss closing costs.
3. Show property - this date should be planned about 48 hours in advance as some houses require appointments
4. Write Offers - If you're writting on short sales then I recommend writting several offers.
5. Open Escrow - I will handle this action item.
6. Do Inspections and Investigations - I will provide all the necessary paperwork for you to do a thorough investigation. You will need to come out of pocket to pay an inspector as well as have the choice to hire multiple inspectors for example: roofer, plumbing, etc.
7. Sign paperwork - I have an amazing transaction coordinator that keeps the transaction very organized and will provide all parties a disc at closing.
8. Sign Loan Docs - It's important to stay on top of the lending side. It's possible during the escrow process your lender needs updated statements, etc. Time is of the essence and you will need to get those items to him timely.
9. Fund &amp;amp; Record - the bank funds the loan and the county records you as the new owner - woo hoo you just bought a house!
10. Close - Receive Keys.

A Short Sale is when a seller (home owner) is short the equity to sell their home.
Many people mistake a short sale for a home sale that will close quickly. On the contrary, a short sale will actually take more time to close than a standard sales and most foreclosure/REO sales. It is important to plan ahead. Gather all the necessary paperwork and give it to your Realtor as quickly as possible in order to expedite the Short Sale timely. Although the process takes a long time it is imperative that you move quickly so that bank does not foreclose on you.
Steps to a Short Sale for the Home Owner:
1. Meet with a Realtor - meet with someone experienced in successfully closing Short Sales to discuss your current situation. A Realtor can assess your needs and proceed to help you.
2. Provide the following Items to get started: Authorization Letter, Hardship Letter, 2 most recent Tax Returns, 2 most recent bank statements, 2 most recent pay stubs, Profit and Loss statement (if self-employed), Most recent Mortgage Statement.
3. Listing Agreement and all items to list your home on the MLS (the listing paperwork is the same as a regular listing - it's beneficial to fill out all disclosures at this time as well.)
4. Marketing - all marketing is done by your Realtor includes sign, lockbox, flyers, Open House, Broker Preview, MLS etc.
5. Show property - make the property as accessible as possible to maximize as much traffic as possible.
6. Receive Offers - submit all paperwork to the bank - this will stop the foreclosure process. You can see with this step how important it is to price your property just right in order to get an offer.
7. Wait for "Approval"
8. Open Escrow - Once official approval is given the escrow process is the same as regular transaction.
9. Provide Disclosures to the buyer - I recommend this step is prepared much sooner however, at this time the documents will be delivered to the buyer.
10. Close Escrow
Steps to a Short Sale for a Buyer:
(These steps are about the same as any purchase however may take longer becasue all parties are waiting on the bank)
1. Meet with a Realtor
2. Meet with a Lender
3. Show property
4. Write Offers
*This step is the most crucial if you are pursuing Short Sales for the sake of getting a great deal in your area. It's important to know that you can and should write several offers as the time period in this step (waiting for the bank to approve your offer) could take up to 90 days. A short sale is usually priced lower than other homes in order to generate an offer to submit to the bank. When a home is priced low, you can imagine there will be multiple offers and lots of interest. The listing agent knows this and wants to have an offer in order to stop the foreclosure process for the seller. It's better for a seller to do a short sale than to have a foreclosure on their credit.
*As a buyer, you need to understand that your offer may not be chosen to go to the bank, which is why you will want to write several offers. In addition, your agent should be following up on all of the properties that you wrote offers on just in case the buyer backs out. This will give you an opportunity to step in as a "back-up offer" and win the bid and open escrow, thus purchasing the property.

6. Do Inspections and Investigations
7. Sign paperwork
8. Sign Loan Docs
9. Fund &amp;amp; Record
10. Close - Receive Keys.

      <title>Mulitple Offers - Is it really a buyers Market?</title>
      <description>I wrote 29 Offers last week... most of which are on homes with multiple offers. Is it really a buyer's market when my clients are writting higher offers just to get their offer accepted?
Agents have an opportunity to use the option - "offers written" in the MLS. This allows agents to pass over those properties that have an offer submitted to the bank. This saves a lot of time. Rather than calling each agent and asking whether there is already an offer, listing agents should utilize this tool to communicate more effectively with buyer's agents that have clients that want to write offers - for purchase.
I have several clients that have become disappointed to find that the homes they are looking at online, although available, are not accessible because one offer was submitted to the bank and there are several other offers as back-ups. I explain to them, although advantageous to submit an offer, their chances are slim. In addition, defining the new "available/active property" terminology.
I have, however, recently won a bid as a back-up offer - my client was exstatic! I will continue to write back up offers, while changing my talk track with my client, having them write several offers and hopefully being the first offer in. Feels like 2004 again!Mickey Kinser
