As I stated last week, my HAP listing finally went to settlement.  I now have a very grateful seller, a happy buyer, the buyer's relieved agent and of course, me, the listing agent.  So now my phone is ringing, and I am being asked about the Homeowners Assistance Program, known as HAP. Seller's are asking "who, what, when and how" and a great big "What If".  What if I paid more than the allowable costs for the house? Can I appeal?  Is an appeal a waste of time?  My answer is a resounding "NO", and appeal is NEVER a waste of time for anything outside … (3 comments)

It finally happened for my very patient seller.  The military Homeowners Assistance Program, known as HAP, has finally come through.  After a year of stops and starts and ups and downs, we went to settlement today.  My seller's application took quite a while to get approved.  Then we listed in home in March and immediately received three offers.  We had very cooperative buyers (thankfully). My seller immediately provided HAP with everything they needed in a timely fashion and we muddled through.  Overall, it took 93 days from HAP receiving a contract to day of settlement.  Not too bad.  Bring on the … (0 comments)
