daytona real estate trainer: What We Can Learn From Third Party Sites - 11/06/14 11:28 PM
I have been doing a lot of research due to the number of complaints that I receive from agents and brokers about sites such as Zillow, Trulia, Homes and REALTOR.com. While some may choose to boycott these sites others choose to participate.  Let's face facts..we built these sites up, not the technology but certainly the content and sharing of real estate listings.  After all, agents and brokers alike want their listings syndicated and it's the best option to help a home seller to market their property to buyers around the globe. These sites have massive massive traffic. So if your sites do … (10 comments)

daytona real estate trainer: I Hate The Word Failure - 06/05/13 04:21 AM
Online Dictionary Definiton - "The condition or fact of not achieving the desired end or ends!"  Really?????????
I don't see things this way. Failure is to me is what the word F#@%& is to others. Its a swear word and should not be repeated or used ever again or the meaning changed to be equivalent to death! Failure is an ending when sometimes the desired end takes longer than what most people are willing to wait for. So this is the reason they think they failed. How many times have you had your hands up in the air and thought geez, "I'm such … (6 comments)

daytona real estate trainer: Market Leader and Activerain - Why Does It Matter? - 10/07/10 04:13 AM
Why is this always such a big deal?  AR is AR to me...worried? Why?  It seems this is one of the few communities that explains itself...that's great...but what is all the fuss? Do you explain your investments?
Market Leader has been a wonderful tool for some..one of the girls I coach has used it and gotten her money back BUT she dumped it..why too costly for each month, maybe Market Leader should look at that and pay attention to the comments made in Jons post.   Its a great tool if you cannot generate enough leads for some they simply want more.

daytona real estate trainer: Take Advantage of a Open House - Its A Relationship Building Opportunity - 09/18/10 12:34 PM
Scenerio:  You have a listing that's been on the market less than the average market time..this property is a townhome and is a couple of years old, yup there is new construction going on right within the community not only townhomes but single family homes with pricing as competitive to the current listing.  Dang, no bites and sitting at the house with the sellers is extremely uncomfortable.  Very little conversation, the sellers are disappointed and the agent feels horrible for disappointing the seller.
The agent has done extensive Internet marketing and priced the property properly, the sellers already reduced their price … (11 comments)

daytona real estate trainer: Does My Facebook Settings Bother You? Check Out ReclaimPrivacy.org - 05/17/10 04:29 PM
I'm splattered all over the net from my real estate business license to personal information that other sites accumulate...does it bother me sometimes.
At least Facebookallows you to change your settings!
Does My FACEBOOK settings bother you? Check out ReclaimPrivacy.org
Let's get real if I really wanted to be private I guess I wouldn't be on the net or I wouldn't expose myself the way that I have throughout the years. Today nothing is private and if you have lots of friends online there is a chance they may be sharing your personal information and you might not be aware of … (22 comments)

daytona real estate trainer: Bring Toilet Paper When Showing Houses - 03/30/10 12:52 AM
I've been working with a real estate agent out of the area in regards to real estate training.  Most recently I had to laugh when we did the buyer series, the routine question after we are done, did you get anything out of the training?  The one thing that stuck in her mind was bring toilet paper when showing houses.
I know not the subject most people want to talk about but lets get real when mother nature calls there is no stopping her. Just think about a couple of things.
How many times have you gone into a listing and … (145 comments)

daytona real estate trainer: Come On Bank Of America Get Your $%# Together! - 03/04/10 12:40 AM
Last night I recieved an alarming call from one of my past customers...that's right...alarming...you see we closed on their short sale in October...the closing took place without any hitches...the title company did what they were supposed to and at the end...the buyers moved into the house..commissions checks cut......but there is one problem....
The seller continues to get statements...bills....and phone calls!  WHY?  Because this closed and funded transaction is still in Bank of America's closing department?
Come on Bank Of America Get Your %#%^ Together! So far the explanation is that the Negotiator who had this file...no longer works for them...someone dropped … (108 comments)

daytona real estate trainer: Blog Post Phobia - 02/05/10 01:24 PM
Malicious Malware Attack is no lauging matter....I sit and watch what I have worked so hard for slowly going down in rankings...now when you search in Google...there is a red message on two of my sites...this site may be harmful to your computer.  huh?  How?  Why?
Ego and Pride Set In It made me sad... It makes me not want to write....2 out of 3 sites have been affected by malware...I watch as I slowly lose rankings....subscribers...and contacts.
May sound strange but I feel violated...I feel powerless...I'm not that technical to fix the problem myself.  I'm careful...have decent passwords...know enough code … (19 comments)

daytona real estate trainer: Careful With Your MLS Photos-You Might Be Creating Barriers For Home Sellers - 02/03/10 11:28 AM
I sometimes assist real estate agents in adding their listings on their websites or sometimes we sit and create amazing flyer's for marketing property listings.  It's very important to evaluate a room prior to snapping that shot!

Be Careful with your MLS photos-you might be creating barriers for home sellers!
Sometimes I get assistance from the computer scientist and what we came across had us both laughing but really when you think about it...its really no laughing matter...because you could very well prevent that home from selling based on photos in the MLS.

daytona real estate trainer: Dissing Activerain, Why? - 10/15/09 05:35 AM

Yesterday I received an interesting email from someone who reads my blogs.  It's not a member but an outsider looking in...a real estate agent who never tried nor cared to join ActiveRain...based on "what they heard!"
They wondered why I placed all of my quality content here on this network rather than build my own blogs.
"Since you are an ActiveRain Ambassador and getting paid by the network  Don't you think you might disclose it?" Blah..blah...blah...blah..blah.. I think you get the jest of it...
Dissing Activerain, Why?   Long winded...disrespectful and made my blood boil.  :)  I think I … (105 comments)

daytona real estate trainer: Healthy Debates | Choose Your Words Carefully! - 09/16/09 07:38 AM
Last night I had a very healthy debate on Facebook.  While my comment was meant to make the point that usually the bad guys gain more notoriety...more recognition than those that really deserve the true recognition it seems the news gravitates to those who do not deserve the notoriety.  That's right I was talking about Kanye West and Taylor Swift.

And the great debater...Kevin Tomlinson...taught me
Healthy Debates | Choose Your Words Carefully! I am a very big fan of Kevin I watched him grow as blogger in the great competition...Project Blogger right here on ActiveRain!

Ever look at your recent readers on mybloglog?  While most have their avatar up there are those that do not.  Maybe they think it's not important or just didn't get around to it.

I have to ask...Who are you?  I don't know about you..but I sure enjoy seeing who stops by.  Mybloglog is no different than any other social networking site..OK..maybe a little different but its still social media.  Your avatar is important

daytona real estate trainer: Your Web Presence Is A Benefit To Your Company - 08/12/09 02:13 AM
We seem to read many posts about how employers and corporations do not want their associates to freely post on the web but if done right...everyone benefits.  Have you ever thought about the fact that your web presence is a benefit to your company?
Take CENTURY 21 Sundance Realty for example...The true advantages that the company has benefited from our associates presence.  The truth is the associates make the company...its not the staff..its not the walls..its the associates plain and simple...and for every thought...word and article CENTURY 21 benefits.
We seem to have a strong Internet presence..but if you look … (6 comments)

daytona real estate trainer: Do You Know The Importance of The First Five Sentences of A Blog Post? - 08/09/09 02:37 PM
Do you know the importance of the first five sentences of a blog post?  If not, I'll share it..in most instances whether it be the ActiveRain real estate network or Word press...the first five sentences are the description of the blog post or some would call an excerpt..
Take ActiveRain for instance..the first five sentences are displayed on the dashboard..if these first 5 sentences are interesting and appealing there is a good chance someone will click through and actually read your post compared to the thousands that appear on the dashboard everyday.
Just like widget box..creating a widget of your blog..you … (51 comments)

daytona real estate trainer: Basic Real Estate Training - 08/04/09 01:40 AM
Last night I gave a brand new agent a free consultation...no experience..newly licensed..and no tools.  They hung their license with a small independent firm.  As I spoke with them..they couldn't understand why their company did not offer training...as I sat and listened to the scenerio it hit me in the face.
You get what you pay for! This agent makes 90% of their commission...works from home and also has a desk in the office...many marketing pieces are available...but they complained no training.  Trainers cost money and sometimes in real estate there is a trade off for higher commissions whether it be … (42 comments)
