midori miller: Why Networking is So Darn Important In Real Estate - 05/08/14 03:18 AM
I have built quite a social presence on-line.  It didn't happen overnight.  The one thing I make clear is that I am a referral agent.  Being on various social networks and attending various conferences through the years.  I have met some incredible real estate agents.  Agents who clearly are successful and always happy to accept a referral.
Networking is so Important - Get To Know Your Peers - Join Real Estate Groups Online
I know we all have these stories where we refer business to an agent and the agent drops the ball. It happens on occasion and it happened to me … (5 comments)

midori miller: Collaboration - Surprised - Why - 05/04/14 12:49 AM
If you check search results often times you will find the big dogs....REALTOR.com, Homes.com, Yahoo.com, Zillow and Trulia/Activerain before you see any agent websites.  I call them big dogs at least for real estate and they have one thing in common.  Collaboration.
Most agents are on these sites including their bios, their own websites and especially their listings..when you do things collectively...there is plenty of room for success...more opportunity of exposure..and increase the odds of selling listings.
Years past I have always made predictions of the internet to myself..at times I would share and at the same time be laughed … (17 comments)

midori miller: My First Real Estate Experience - 04/28/14 01:18 PM
Real estate is a doggie dog world.  Everybody and his brother obtained their license in the early 90's. When I first got my license I joined the Keyes Company REALTORS and was on a fast track training program. One of the assignments was to go on a listing appointment that you obtained through prospecting.  Our instructor wanted no excuses and by the next class wanted us to each go on a listing appointment.  So I grabbed a newspaper and called on for sale by owners and lo and behold I snatched my first listing appointment.  It wasn't too bad and in … (10 comments)

midori miller: Take Life By The Horns - 04/15/14 07:46 AM
There are have been many events, moves and decisions that have clouded my judgment.  Stress, life, death and trauma will do that to a person.  Sometimes you have to rest.  In that time frame I did my best and I bounced back in 2012 and slowly the stress, life, death and trauma emerged again.
When people say that they can't take anymore, the truth is they can and there is always a price. Something breaks down whether it is your health, your mind or your spunk.  It will affect business..the quantity and the quality 4 sure and can take a toll … (2 comments)

midori miller: Do Not Discount Activerain University - 04/14/14 10:45 AM
Today I have been working away and I logged into Activerain as well as Trulia.  Not for myself but for one of my clients.  Holy Cow, once you fill in every little blank, it's amazing.  Everything that a consumer needs is right there at their fingertips. Things to attract home buyers and sellers to contact you are right there and all you have to do...is fill in the blanks.  Here is the thing...
I'm pretty smart when it comes to setting up online profiles as well as connecting social media and creating a dynamic profile. I know a little code and … (31 comments)

midori miller: Grab the Mattress and Run To The Bathroom - Tornado Warnings - 04/05/14 01:10 PM
While in Alabama visiting my mother I got to experience a tornado warning or alert..it flashed across the bottom of the t.v. screen..I don't know much about tornado's let alone how to survive one...so I asked what do you do? I've never been through a tornado warning and in truth, tornado's scare the heck out of me.  I guess The Wizard of Oz created some of that fear in me.
Turns out similar to a hurricane...run to the bathroom and cover yourself with a mattress.. OK ...my brother tells me a siren will go off that's when you grab the mattress and all pile in the … (5 comments)

midori miller: Why Consumers Hate Door Knocking Solicitors - REALTORS - 03/09/14 04:43 AM
It was a lovely Saturday afternoon and I was enjoying quiet time with my grandson.  My son and daughter in law went to work so it was just myself, my grandson and the pets.  Two barking dogs. Two dogs that let you know when someone is close by. They bark when ever someone comes to the house and knocks on the door.  We sometimes hate it and yet there have been occasions where "the barking" is really appreciated.
These days I spend a lot of time with my grandson, he's two months and already he wears me out. So by the … (8 comments)

midori miller: Your Hatred Towards Banks May Cost You A Lawsuit - 12/09/13 12:44 AM
Someone I care about is trying to buy a foreclosure.  The offer has been accepted, yet everything is at a standstill and the sales contract will not move forward until some things are worked out. There is a lawsuit involved between the home seller and bank for the numerous fixtures and attachments that were removed from the house.  While the home seller thought it was a good idea, for the potential home buyer it was not and has delayed a closing.  Now the former home owner is in a lawsuit with the bank and the property cannot close.

midori miller: Change - Reap The Rewards - 12/05/13 12:04 AM
Smart business people do not resist change.  They may not like it because not all personalities do yet the most successful people in life are not resistant to change.   Lets think about this for a moment before I read anything negative about the changes of ActiveRain.  Change is good and necessary for our ever growing population and if we want our businesses to flourish.

midori miller: Its The Details- Kill The Myth - 12/01/13 04:01 AM
It kills me...just kills me how people perceive real estate agents. In most cases, home sellers have others buzzing in their ears on everything that the agent they hired is doing something wrong. The sellers friends and family express their feelings and that creates a question in the sellers mind and a thought crosses their mind, I can't trust my agent.  Remember..listing agreements and sales contracts are legal documents and taking real estate advice from a novice is not in your best interest..wouldn't you agree?  Yet so many do!
Friends and family should consider keeping their opinion to themselves.  Being unaware … (46 comments)

midori miller: How To Make 2014 Amazing - 11/24/13 03:54 AM
Gosh we all say it.  We want it.  Success - Money - A life -  I'm gonna do it!  How many times have you said, 20?? will be my best year ever?  If you read my blog, you might have seen this statement on some post at least once in the new year ever since I have been blogging.  Every year I proclaim this will be my best year ever... yet every year you can pretty much call me a liar...I would agree....until I made some changes in 2012 that I still struggle with today. Some habits take longer than 90 … (48 comments)

midori miller: What Would You Say if Your Mother Wanted A Reverse Mortgage? - 11/20/13 05:45 AM
Many times when people hear about reverse mortgages they often think of a scam, rip off and offer the advice to not do it.  I think in many cases people are unaware of the advantages for seniors especially when they are on a fixed income or would like to enjoy their golden years and can't afford to do so.  Many are house rich and cash poor.
Today someone asked me about reverse mortgages and it was the same reaction on their end that I have heard often but I think most people are not aware of how reverse mortgages work. They … (6 comments)

midori miller: And Your Surprised About Market Leader and Trulia? - 05/09/13 04:30 AM
I am always amused that agents are up in arms when these types of events occur.  Let's face it, many of us have seen the face of change on the internet and it only makes perfect sense to me.  There is a cost always....when u place your content on a very active site.  These sites grow and grow and have no one to thank but the agents and the willingness to place content. We did this to ourselves and we are gonna complain about it?
I remember when Market Leader acquired Activerain and people took it personally, took offense to … (9 comments)

midori miller: Truth - Don't Believe Everything You Read On The Net - 03/10/13 02:21 PM
When gathering information from the web it is important to double check your information for accuracy and use a variety of sources to obtain your information.  False information on the web and in the wrong hands can ruin your credibility and cause unnecessary questions and mistrust from your friends, family, your employer and your customers.  I want to share this with you.
Google searches have become my best friend, I've moved, I'm single and truly anything I need to do or have done I google it. I'm one of those folks who appreciate reviews, accurate information and up to date information … (28 comments)

midori miller: Real Estate Bar Camp - South Florida - Are You Going? - 10/06/11 08:24 AM
So I have a confession...yes I am a virgin...A ReBar Camp Virgin. While there have been numerous opportunities, I've either had to cancel or could not make due to previous obligations. I am so excited to finally attend one.
I think one of the things that really interest me is the opportunity to see many of the tech savvy REALTORS who will be attending who have been my friends off line and online.  Not only see them but network and participate in a non-conference.  Very exciting 2 me plus go back to my old stomping grounds!

midori miller: CRS,ABR,CDPE,ALC,CCIM,CRS,CRE - WHAT? Really? Wait There's More! - 08/02/11 10:00 AM
OK, don't laugh but I see this all over the net.  I guess I notice these things more since I am no longer a REALTOR and tend to look at the Internet marketing of REALTORS as a consumer. So lets dig a little deeper and without your REALTOR hat ok?
CRS,ABR,CDPE,ALC,CCIM,CRS,CRE -There is More Where These Came From As a consumer?  What the heck is all that?  What does it mean?  They sound important but what do all the letters mean?  Why do some agents only have a few?  Could this be their license #? HUH?
OK, I hope you get … (58 comments)

midori miller: I Need A Little Help From My Friends - I Love You Mom - Cullman Alabama Tornado Victims - 05/08/11 02:05 AM
Its been some time since I posted but I can't help to think this is the perfect place to send my mom Mothers Day wishes and ask my friends for a little help.  This Mothers Day is really different with a lot of happiness and a little sadness.  I have to share and want my mom to know just how much I love her.
My mom and dad took us in when we were little and raised as their own.  They had 5 kids of their own and gave us all a good life but it seems my mom and dad … (4 comments)

midori miller: Market Leader and Activerain - Why Does It Matter? - 10/07/10 04:13 AM
Why is this always such a big deal?  AR is AR to me...worried? Why?  It seems this is one of the few communities that explains itself...that's great...but what is all the fuss? Do you explain your investments?
Market Leader has been a wonderful tool for some..one of the girls I coach has used it and gotten her money back BUT she dumped it..why too costly for each month, maybe Market Leader should look at that and pay attention to the comments made in Jons post.   Its a great tool if you cannot generate enough leads for some they simply want more.

midori miller: Suggest Button - Do You Abuse It? - 09/25/10 05:14 PM
I love the suggest button and its also fabulous to see many new faces on the dashboard. On top of that with the ability to call the shots, I wonder do people abuse it?  I myself have called the shots 5 times and I really value that privilege then again I was the sicko who enjoyed doing the Week in Review back in the day.

I receive a lot of emails everyday requesting that I call the shot..the truth is no matter who you are, the content has to be entertaining and well written for me to click the button.

midori miller: Listing Agents - Low Ball Offers Where Exactly Would You Like Negotiations To Begin? - 09/21/10 02:22 AM
There is always a conversation going on about low ball offers, and many times listing agents feel the buyers agent did not do their job in presenting the facts.  If you have ever worked with investors you know...they would submit what one would refer to as a low ball offer..for some reason low ball offers never bothered me... as a matter of fact, I call it, the start of negotiations and its something that probably has occurred since the inception of real estate.
Low Ball Offers - The Starting Point Low ball offers have never offended me except when they are … (15 comments)
