Last night I recieved an alarming call from one of my past customers...that's right...alarming...you see we closed on their short sale in October...the closing took place without any hitches...the title company did what they were supposed to and at the end...the buyers moved into the house..commissions checks cut......but there is one problem....
The seller continues to get statements...bills....and phone calls!  WHY?  Because this closed and funded transaction is still in Bank of America's closing department?

When I bought my first house..my agent made a lot of decisions for me...while we discussed offering price..one thing I knew..regardless of what the agent said I thought about my affordability.  Meaning..it was important to keep my payment at a certain place..that meant..if I could not keep my payment where I wanted it.  I had to keep looking...looking for a home that I could afford.
I didn't know much about obtaining a mortgage..or title insurance...it was OK..my REALTOR picked them for me..but if I knew then what I know now...would I have done things differently...you betcha!

I received yet another call on a seller who needs to do a short sale..as I heard the story I couldn't help but want to help...because its the same story over and over again. Their life happened
You see they bought this house 5 years ago....both husband and wife are sick..so sick..they can't work...they are lucky to have food...fortunately they managed to stash a few bucks....well the bucks are running out and so is their time in their home.  Do people realize the expense of chemotherapy even with medical insurance?

Yesterday while putting a file together it dawned on me...during this particular transaction 87 emails were exchanged. 
As I went through the file...
I realized I haven't added all of them to the file.
While going through the emails some of these exchanges seemed unimportant to print...but as I thought it about it more...
Who am I to determine what is important or not? 
Every piece of documentation in a real estate transaction is important if it was written and/or signed. 
Today I will kill yet another tree to have the proper documentation for my file.

The Email went something like this...and addressed to the negotiator...the supervisor and the CEO! I have many people I have to answer to and we have complied with every request that has been made...and still no answer!   Understand that right now this property is off the market..because as a real estate agent I must abide by Florida Real Estate Laws and time lines do matter.  Once a contract is submitted and signed by both parties we cannot take any other contracts...until we work through this one.      We real estate agents are pretty good at assisting buyers and sellers to stay focused … (12 comments)

This is classic and I found interesting..I know there are many who have been doing short sales long before it was popular..I am one of those people.
It seems when someone is selling a product..or would like to do a training...somehow...someway..those calls come to me!  On Friday..I was contacted by a "TRAINER"  not just any trainer...but yet...another Short Sale trainer! 
Friday was our lucky day...it seems the group they were training Saturday morning... the entire group canceled..and wanted me to find out if I could fill the session!  HA now that is pretty funny considering it was less than a 24 … (14 comments)

Sounds extreme right?  Think again... Scenerio 1 Just imagine if you were a tenant trying to get into your home on Christmas Eve..gated community and all of a sudden you can't get into your house..neither can your room mates.  Imagine the stress a mother feels..when her son is so far away..she does her part and calls all her connections he and his room mates gets back in and before you know it..they find out...No tenants allowed..they had a lease and now..there is an eviction notice..on the door but not before the landlord fabricates a story...a story to the HOA..and the tenants … (15 comments)

I've been getting a lot of emails with questions about various topics in real estate and its interesting..because we all have so many different points of view. 
But when someone comes to me for assistance...
I tell them what I think and its up to them to decide and implement or not.
As I read opinions on the rain...it's clear no two agents are alike or trainers for that matter...but as 2009 approaches..I tend to take my dads advice...

"Please list my property...I'm behind on my payments and I am not sure what to do!" As I asked my series of questions, I got the feeling...I won't be listing this property..not because I can't.... simply because I won't due to disservice..due to discrepancies....and due to untruths.
Now the particular property that I am talking about is not a house...but a condo.  A few that are short sales and a few foreclosures but the rest are sellers just wanting to sell..but the odds are against them.

Some buyer's choose to lock in their rates ASAP while others take a gamble and wait.  Since turn around time for 3rd party approval is taking longer than ever. 

 
If you talk to a short sale specialist..they will tell you..right now they are overworked and really backed up..backed up weeks and some even months. 
Heck you call some banks...its sounds like a telemarketing room!
The buyer who takes the gamble is the buyer I am talking about.

It wasn't too long ago that I received a call from a Short Sale Specialist Wayne Garab of River City Home Solutions. We talked on the phone for a while laughing at some of these short sale trainings that exist.
You have to understand that I have been doing short sales since the 90's. So yes, I do recognize good training and will poke fun. We discussed a few other things and before you know it, I had invited him to Activerain. Well he accepted my invitation and joined October 1st.
