Just how is the housing market in the communities along and adjacent to the Midtown Direct Train Line?
Overall, New Jersey home sale prices have declined by an average of 15 to 20 percent in every county in the past three and a half years based on contract sales data.
However, towns along and adjacent to the Midtown Direct Train-line have actually seen average sale prices increase* in the same time period given their excellent school systems and accessibility to New York City, Hoboken and Jersey City.

The 2008 April home selling market in Maplewood New Jersey is brisk...in spite of the fact that the first quarter 2008 saw a dramatic drop in the number of homes sold vs. first quarter 2007. Buyers are ringing our phones and open houses are full.  Full priced offers are made when homes are priced right, BUT we are still seeing low offers on homes the buyers feel are overpriced for the neighborhood.
Maplewood NJ only saw a 6% drop in average sale price in the first quarter 2008 ($485,750) vs 2007 ($516,492) which speaks to the continued vibrancy of the town with its close … (0 comments)

294 Homes SOLD in Maplewood, NJ in 2007... Maplewood Real Estate saw a decrease in Average Sold Price of 13%, a decrease of 2% in Volume of Homes Sold and a decrease of 4 days for Average Days on Market over 2006 (probably due to sellers being more realistic with pricing towards the end of 2007):
