One of my fellow colleagues pointed out the following article that appeared in US Today, on Monday, April 27th, entitled "Maui, Hawaii, home prices still high but falling". Please read the whole article here. Two different experts are quoted in the article, Terry Tolman, the REALTORS Association of Maui chief executive and Byron Gangnes, University of Hawaii economist. While using different words, they both seem to agree that real estate prices are falling. Which means that prices are going down this very second. Paul Brewbaker, the chief economist of Bank of Hawaii, aka the guru of economic trends for Hawaii, has recently stated that he believes in a very strong recovery for the real estate market in 2010. We have seen some HUGE price reductions for condos on Maui in the past few months, while maintenance fees went up significantly! To give you an overview, there are a few variables that determine the amount of the monthly maintenance fees: - electricity Some properties, like Mahana, Maui Kai, Kaanapali Shores have central air and thus electricty is included in the maintenance fee. As a result, maintenance fee for a condo at Maui Kai is $735/month and the maintenance fee for a 2bd unit at Kaanapali Shores is $1,242/ month. Aloha everybody! The statistics on how well Maui Real estate did in the month of June are currently available here. Thank you REALTORS Association of Maui! Before going on to review the statistics, I need to start with a " Readers beware" notice. Given the fact that the number of transactions on Maui , in general, are rather small, one sale can influence the average and the median prices significantly. No, this is not about who supports McCain and who support Obama. This is about REALTORS getting involed into political and decision making process at local level. West Maui REALTORS are concerned about several issues, that hopefully will not turn into laws. I will only talk about vacation rentals issues for now, since I feel like I have a lot to write about! Well, this may have been a controversial MTV show, but the reality is that a lot of people appreciate living in Lahaina. It started with the Hawaiian kings, that declared Lahaina as the royal capital of the island. The name Lahaina means merciless sun and it refers to the fact that it rarely rains.
