I always recommend getting a pre-listing home inspection before listing a house for sale. This will eliminate surprises after you have gone under contract with a buyer. At a minimum you should take a thourough and objective look around your house and reapir any obvious discrepancies that might be a concern for a buyer. One of the most common problems can be found at the outside AC unit where the insulation around the refrigerant lines deteriorates.
