cary: Funny Market, and I don't mean "Ha Ha" Funny, in Cary NC - 04/06/14 11:59 AM
Handing off keys and lockbox covers to the next agent, who is patiently waiting, just like I did for the agent before me, and watching the next agent roll up while the guy after me goes into the house.
Multiple offers, time and again, and hoping to at least "Win, Place, or Show."  Too often "Also Ran" with an offer over full list price and few good comps to support it.
"Funny?"  Not to buyers.
And, it isn't a free pass for sellers, either.  Buyers' remorse is kicking homes back on the market, when the buyer brings in an inspector who … (1 comments)

cary: Spring is in Full Swing! What's coming next?! - 03/19/12 12:35 PM

Yes! Spring is in full swing in Cary NC!
So, what's on deck?
Well, the Bradford Pears are fading to green, and the dogwoods and azaleas are starting to light up the landscape. Warm season grasses are greening up. Daffodils are making way for tulips, while hyacinths bridge the gap. Cherries are shedding petals. I'm sitting here with 50 gladiolus bulbs, and 4 or 5 elephant ears, wondering if I have enough of either, and pondering whether we have seen the last frost, and if I can set them out.
And somehow, I have to get out and gather a few … (6 comments)

cary: It's Ba-a-a-a-ack! Wallpaper! - 01/16/12 07:19 AM
I saw it in Saturday's Raleigh News and Observer, a reprint of an article from the Washington Times.Wallpaper is staging a comeback!!!Read all about it in the News and Observer!
I had heard wallpaper rumblings and rumors.  A year or so ago, HGTV Househunters featured a fellow who wanted a condo where he could unleash his burgeoning wallpapering talents. And, it seems that anytime something falls as far from grace as wallpaper assuredly has, it rebounds into the spotlight again just to keep us on our toes.
I worked hard many years ago to develop wallpaper hanging skills.  To cut and match … (6 comments)

cary: Rembrandt in America? Sure! Raleigh and Cary, too! - 01/03/12 11:29 PM
Since the end of October, the North Carolina Museum of Art has been honored to host Rembrandt in America, the largest collection of Rembrandt paintings to ever have been exhibited in America. The collection is on display for a few more weeks, until January 22, so you should be scheduling your visit soon. I haven't even visited the new NC Museum of Art since construction was completed, so I am overdue to find a reason to go.
Rembrandt in America may be the perfect reason to get out and go.
Interestingly, I have been collecting Rembrandts in Cary and Raleigh for some time.   Houses, … (4 comments)

cary: Open House: 501 Midenhall Way, Cary NC 27513 - 10/22/11 12:20 AM
Do I do Open Houses? Yes, I hold Open Houses in most of my listings, and I don't worry about reasons given for not holding them.

Do Open Houses "work" in Cary?I think many work well to expose the home to the market, to generate a little buzz, to get people in to visit.

"They are only for agents to get new Buyer Clients."No, I hold Open Houses to generate business for that listing.

"Only a low percentage of Open Houses result in a Buyer."I like to say, as a listing agent, holding an Open House is better … (5 comments)

cary: How many Cars fit into a 2 car garage? 60 Seconds in Real Estate Cary NC - 08/16/11 02:52 PM
Garages in Cary Homes for Sale How many cars can you fit into a 2 car garage? What makes a garage a 2 car garage?  Or a 3 car garage?
How can you tell?
The big doors on the fronts of homes for sale in Cary won't tell you.  You can get a pretty big door on a pretty small garage.
We see Cary listing agents marketing 2 car garages, or 3 car garages.  But, some garages are so tight, it is difficult to imagine parking two cars and being able to open their doors.
Or, as often done in Cary, the water heater … (9 comments)

cary: Wake County Property Tax Value is NOT Market Value! 60 Seconds in Real Estate, Cary NC - 07/12/11 01:01 PM
We see it routinely in the Cary area. Listing Agents shout, "Priced $Thousands below Tax Value!!"
It doesn't really mean much. If the difference is in the tens of thousands, then a Buyer might wonder if the Seller should have appealed the assessment and tried to have it lowered to a reasonable affordable number.
Wake County Property Tax reassessments are performed every 8 years. The last time was in 2008, with the next reassessment scheduled for 2016. Until then, Wake County will not adjust tax values because of market conditions or soft sales prices.
I have spoken to many … (11 comments)

cary: 7% Cobroke? A little test for the NC Buyers Agent? - 06/08/11 11:32 AM
What's behind Door Number 2? Big Commission!  Huge Inducement? I just got the email telling me that I can score a nice 7% commission at a new home community.
I guess that means I should reschedule all appointments, kidnap a customer or two, and run by there tomorrow?
This is why we encourage Buyer Agency Agreements in North Carolina.  When we do, the client enjoys some protection from being dragged out to see homes just because they represent a bonanza for their fiduciary, the Buyer's Agent.  We have to disclose, in a timely manner, whether the compensation offered to the agent is more than what was projected … (13 comments)

cary: 60 Seconds in Real Estate, Cary NC: NC Residential Property Disclosure Statement - 06/04/11 05:06 PM
Property disclosure requirements vary from state to state, and I thought I would visit on the North Carolina Real Estate Commission's NC Residential Property Disclosure Statement.

The requirements and responsibilities are fairly simple:1. Sellers, don't fib. (Always a good rule, methinks.)2. Buyers, do your own proper due diligence. Investigate and confirm the Seller's disclosure, as well as all other possible issues.

New construction home sellers, foreclosure home sellers, lease/option home sellers, and a few other excepted transaction sellers are not required to use the disclosure form.
