listings: What to do in the Triangle, when the Sellers say "Contingent!!" and the Buyers say, "Pending!!" - 07/07/10 10:03 AM
Smart Sellers and their agents want to keep a home under contract exposed to Buyers until a contract is free of contingencies. 
And smart Buyers want the home off the market so there is no back up offer to rock the boat and undermine their negotiations on inspections, repairs, appraisal, etc.
The rules from the Triangle MLS regarding Listing Status are clear: 
"Contingent" means it can be shown.  "Pending" means it cannot be shown, although there may still be contingencies.
Contingent : Contingent status indicates that a property under contract is subject to an additional contingency or condition, i.e. "Contingent Sales Addendum", alternative … (5 comments)

listings: Listing Photos: The camera never lies - 09/20/09 01:56 PM
I recently sold this home in Apex, NC.  It has a GREAT hot tub area.  Room for about 10 people.  You could teach the kids to swim in it.
I shot a lot of photos of the hot tub, trying to show it well.  One photo had still water, and great reflections of the home.  Others have the tub jets running, and show Life and ACTION.
Which one is better listing photo from a marketing standpoint?  (Trick question.  Look closely and maybe follow them to Flickr for full-sized photos.)

These are photos of cameras.
 
 
This is a photo of a house.
 
It was taken by a real estate agent.
With a camera.
 
This is a photo of a phone.  A smartphone.  Very smart.   A little eccentric, but really smart.
 
 
This smartphone even includes a camera, but it doesn't really take great photos.  I would not want MY house marketed with smartphone photos.
