raleigh: AR has ceased to grow? 89,376 members? - 06/06/08 10:23 AM
89,376 seems to be the count for a several days now, at least since Casey Brischle wrote his piece.
Members on line has shown growth, but the member count is frozen at 89,376.
So... is it time for us to all go recruiting? To discover the next Babe Ruth of Blogging?
Or do the AR fellers just need to wind up the clock and get it ticking again?
Hmmm.  89,376 89376
$89,376....  An affordable condo or townhome around Raleigh and Cary.
8, 9, 3, 7, 6.... Play them in the Pick 5.
89,376...  A light turn out at a Big 10 football game

raleigh: Raleigh NC Real Estate, Laurel Hills, wooded oasis near urban destinations - 06/03/08 03:58 PM

If you are like established neighborhoods where you are more likely to be awakened by singing birds instead of hammers and saws, then Laurel Hills, in Raleigh, NC, would be a good neighborhood to consider.

raleigh: Wake County Crowder District Park; 33 acres of Pleasant! - 06/03/08 03:18 PM

Wake County Crowder District Park is located along Ten Ten Road in eastern Apex, NC.
It is easily accessed from Cary, Raleigh, Holly Springs, and provides an oasis in a rapidly developing area of Wake County.
I was at the park in April, and was able to get some photos of the mill pond, pavilions, and the general lay of the land. It was just a great way to take a lunch break. Turtles, bass, birds, blooms, and the picturesque foot bridge.

raleigh: If I have a mortgage prequalification letter, why would the Seller ask me for a "preapproval" letter? - 06/03/08 01:12 PM
It's a tough market out there.  Sure is.  The Triangle is strong, but not immune to market forces.  Why make it worse for yourself as a Buyer?
Some folks think that they call the tune strictly because they call themselves "Buyers."   That's not enough!  Real "Buyers" bring credibility, also known as proof of "Dollars" to the table.  There are TWO parties to the transaction, and Sellers retain the right to sell, or to continue to own the property.
Sellers need assurance that you really can buy.  While their house is off the market for you, they lose other more qualified Buyers.  Your "prequal" letter may … (4 comments)

raleigh: Blogosphere scoops... BCR, Kiplingers, WRAL, and Raleigh #2 City out of the top 25... - 05/26/08 01:30 PM
I'm usually on top of these "Top 10" and "Top 25" things.  They tend to be a little frothy, and a little fun, and a little promotional, and this one got past me.
Leesa tells us about Kiplingers rating Raleigh the #2 city in the USA, based on common parameters.
But earlier yesterday my favorite Durham Blogger, Bull City Rising, broke the news that WRAL divulged the results a few days early.  The story was embargoed information, with release scheduled for May 29th.
LOL  "Stuff Happens."
If you are going to read just one Durham blog, I suggest you start with BCR's … (2 comments)

raleigh: Raleigh, NC: #1 for Young Adults! - 05/16/08 02:34 PM
Ring the Bell again!  Add another jewel to the crown!  Break out the good barbecue!
BizJournals just L-O-V-E-S us here in the Raleigh-Cary area.
"Youthful spirit and economic vitality go hand in hand."
And:
"-- 1. Raleigh: This is the only market to finish in the top 10 in three key categories: population growth, job growth, and the percentage of young adults with college degrees. Raleigh is also blessed with a relatively low cost of living."
I confess, I couldn't have said it better.  When you're hot, you're HOT!
Affordable rents, expanding faster than any city but Las Vegas, and the … (10 comments)

raleigh: Wake County, NC, Real Estate: Market condition blog of the moment! - 05/15/08 03:25 PM
Today we show 9287 Active Wake County, North Carolina, residential Listings in the Triangle NC MLS.
Of those we can deduct about 300 for "Contingent," "Taking Back-Up Offers," or "Temporarily Off the Market."
And we have 2377 Pending, plus 264 "Taking Back-Up Offers," yielding 2641 homes under contract.
We have about 11,618 total Active and Pending listings.
Ergo, just under 22.7% of all residential listings are currently Under Contract.
Does that mean we have a 5 month supply at this pace?
150 days to sell?
The media would tell you so.  It makes them feel good to pound the drum of sadness and negativity.

raleigh: Global TransPark to finally boost the Eastern NC economy! - 05/15/08 03:06 PM
Finally!
The Global TransPark brings home the bacon.
After tens of millions of dollars, and little to show for it, the Kinston area of Eastern North Carolina will welcome a major employer, Spirit AeroSystems, who will create over 1,000 jobs supplying aircraft parts to major airplane manufacturers like Boeing, Airbus, Gulfstream, and Cessna.
Yes, there is an incentive package, spread over 12 years.  The incentives are tied to job creation.
But the jobs are the type of employment that can support a rural region.  With average pay in the upper-$40,000, this will have a tremendous economic impact in the Kinston area.

raleigh: Raleigh, NC: We got the power! Brainpower! - 04/16/08 12:23 PM
BizJournals ranks the Raleigh Metro area #8 in Brainpower.
It isn't like making the Final Four, I suppose, but recognition of all that cranial capacity sure is heartwarming anyway.
The RTP, University of North Carolina, NC State, Duke, SAS in Cary, and myriad other innovative employers have created a climate of excellence that is noteworthy.
Congratulations to the other members of the Top Ten:
Madison
Washington, DC
San Jose
Bridgeport-Stamford
Boston
San Francisco-Oakland
Minneapolis-St Paul

raleigh: Raleigh, NC, Metro #1! Again! Forbes has us figured out. - 03/19/08 02:22 PM
Anytime you can garner a Number 1 ranking from Forbes, I guess it is time to crow a little.
And Forbes has delivered again, labeling the Raleigh Metro Area #1 for Business and Careers.
Who am I to disagree?  I love it here in Cary, in the Raleigh Metro Area.  And it feels great to be a sincere booster for my chosen home town.
We have great economic engines in the Research Triangle Park, wonderful NC State University, and North Carolina State government.
We have high levels of education, with a great percentage of the population holding advanced degrees.
And we are continuing to attract top talent … (6 comments)

raleigh: Flickr: Just finishing my 1st year and ready to re-up! - 03/16/08 12:10 PM
With 3500 photos up, over 8,000 photo views, dozens of sets, and lots of conveniences, Flickr has really been a joy to use for the last year. I have dozens of sets of photos from Raleigh, Cary, Apex, and other Triangle towns.
I can grab code to embed photos in posts, or links to send in email, and I have uploaded as many as 141 photos at one time.  Flickr groans a little under the weight of a 141 photo upload, warning me that I might slow the function of my computer.  But I have been successful every time.
Embedding is neat, since … (15 comments)

raleigh: Raleigh-Cary: You'll come for the climate and stay for the teeth! - 03/16/08 12:42 AM
Raleigh-Cary MSA routinely gets mention in national press for liveability.
Climate, jobs, cost of living, strong real estate market, etc.
And we have a new jewel to add to the crown:  Great Teeth!
Yessiree!  The April '08 issue of Men's Health magazine has identified Raleigh as #3 in the USA for great teeth.
Not #4.  Not #5.  The coveted #3, as in Win-Place-Show.
Seems we "Show" great teeth.
Like I say, "Smile.  It increases your face value!"

raleigh: Raleigh, NC: 4th annual Krispy Kreme Challenge! - 01/26/08 09:50 AM
I love this event, and missed it again.
Next year, for sure.  From the sidelines, but I will be there.
3000 North Carolina State University stalwarts braved the chilly morning.
The challenge?
Run two miles from the NC State University Bell Tower to the iconic Krispy Kreme store downtown.
Eat a dozen glazed donuts, and run back to the Bell Tower.
Go the distance.  All in under one hour.
And this year's winner got it done in 31 minutes, 20 seconds.
$20,000 raised for the NC Childrens' Hospital.
Wait 'til next year!

raleigh: Cary NC Real Estate, Wake County Public School System Reassignment... - 01/16/08 01:12 AM
With the dynamic growth of Wake County, NC, providing seats in schools is a difficult task for the Wake County Public School System.  WCPSS is subject to criticism because of the nature of the beast.
Too many kids are added faster than facilities can be provided.
This is compounded by a policy of attempting to achieve an economic balance in schools, that schools across the county have similar levels of Free and Reduced (F & R) Lunch recipients.
Magnet schools are historically desirable for the opportunities they offer, and this persuades some higher income families to apply for the lottery to get into the magnets.  Magnet schools … (2 comments)

raleigh: Cary NC Real Estate: Internet presence. Design for current and future users or dial-up? - 01/15/08 10:18 PM
Scrolling through the Real Estate Agent Web Design Tips group postings this morning, I came across this post by Agent Web Design about designing for screen resolutions to cater to as many users as possible
We are being dragged kicking and screaming into a broadband/widescreen world.
I understand the inclination and relative desirability of designing for the median or lower common denominator of technology, but now $599 computers coming with widescreen monitors and wireless internet access is widely available to near broadband service speeds.
And Cary and Raleigh, as well as the surrounding Wake County, NC, areas are fairly well wired, with DSL and Cable access most common.
I'm leaning towards … (0 comments)

raleigh: Cary NC Real Estate Adventures: Red clay, drought, and cracked foundations. - 01/11/08 01:54 PM
We live with our famous red clay in the Raleigh-Cary, NC area.  It expands and contracts when it absorbs water or dries out.
This movement can be stressful to a home's foundation.  Masonry is meant to be rigid, not flexing and moving.
CRA-A-A-ACK!  And a beautiful home is now a beautiful question mark.  I like to take a walk around the perimeter of the home and specifically focus on finding signs of cracking.  As the agent, I prefer to point them out to my Buyers, so we can talk about them before they make an offer.  Why let something so evident pass, to be … (15 comments)
