real estate agent: 60 Seconds in Real Estate Cary NC: Preinspect the Home prior to Listing it For Sale - 07/05/11 04:35 PM
Prelisting Home Inspections Home Inspections Prior to Selling It is becoming more common for Sellers in Cary to have a home inspection prior to listing the house for sale.  I think that is a great trend, and a great marketing tool, particularly when all repairs are already made too.  This method allows the Seller to perform repairs with chosen contractors, and without the rush of a closing deadline.
When the Listing Agent can advertise as much, and the Buyers Agent can tell their client that the home has been inspected and repaired, it is a HUGE confidence builder for the Buyer.  The Buyers … (24 comments)

real estate agent: 60 Seconds in Real Estate, Cary NC: One to Buy, Two to Sell - 06/16/11 11:54 PM
60 Seconds in Real Estate, Cary NC One to Buy, Two to Sell   Often conversation with homesellers can become awkward when the topic of marriage arises, as in, "Have you been married at any time while you  have owned this home?"
When I am talking to ONE Seller, things can become quickly complicated when they say something like, "Yes, but we are separated/divorced."  Or, "I owned the house before we were married, and he/she didn't help pay for it.  He/she has nothing to say about the sale."
Well....  It depends.  In North Carolina, we are a "One to buy, Two … (8 comments)

real estate agent: Loose Lips Sink Ships. Football Coach Fumbles New Job, and a Lesson for Real Estate Agents - 02/09/11 02:49 PM
"Veto Seto!"Rocky Seto was so eager to spread the word of his good fortune, landing the Defensive Coordinator job at UCLA, he blabbed it all over social media, texted a reporter, and apparently acted unprofessional in general.Too much excitement.
Too much celebration.  And according to YAHOO! Sports, UCLA rescinded the offer in the face of loud protest of the hiring.
And then we take the lesson to the real estate arena....
As exciting as a real estate deal can be, the time to celebrate,  to tell stories (if ever appropriate), is after the transaction closes, after the deed is recorded, after the Seller has their loan … (7 comments)

real estate agent: REBLOG OF MELINA TOMSON: Tie yourself to the mast - 12/07/10 10:06 AM
What can I say?  I Called the Shot.  I "Liked" it for FaceBook.  I commented.  I'm reblogging.
This is such a great post, describing the siren call of the internet to the uninitiated and unguarded consumer.

I'm starting to see why Odysseus tied himself to the mast.
Temptation is just too great.
Sitting at home in the comfort of your electric blue Snuggie, homemade hot cocoa brimming with mini-marshmallows by your side, you decide you need some help. You don't need no stinking expensive lawyers or … (2 comments)

real estate agent: 2 Minute Video Presentation: QR Code Applications for a Real Estate Agent - 10/22/10 06:50 AM
So with the talk about QR Codes, early adapters are all abuzz, and traditionalists, I mean later adapters, are a little more tentative.
How can you use this thing to bring value to your clients?  Is it just a toy, another gimmick with very little application?  Does it sound like "tiramisu"  from Sleepless in Seattle to you?
And I feel like we are describing, describing, promising, and theorizing and I thought a little hands-on video might be illustrative.
Roll 'em:

We live in a fairly active relocation area.  Often one spouse will come to town, and the other is … (12 comments)

real estate agent: Camera, Photo, Action. The Real Estate Agent's Primer - 09/14/09 08:36 AM
These are photos of cameras.

This is a photo of a house.

It was taken by a real estate agent.
With a camera.

This is a photo of a phone.  A smartphone.  Very smart.   A little eccentric, but really smart.

This smartphone even includes a camera, but it doesn't really take great photos.  I would not want MY house marketed with smartphone photos.
Next we should have a photo of a house, taken by a camera similar to the one in the photo of a camera, but as the caption says, "No Photo Available." Whoopsie! So, we … (16 comments)

real estate agent: Cary NC Real Estate, "Please don't eat the REALTOR!" - 01/15/08 10:56 PM
Too much variation in Realtor quality?
Too many business approaches that confuse the consumer?
A new day is dawning.  Ripped from the headlines in today's New York Times:
"FDA says Cloned Food is Safe!"
Jon Foster's quote is the clincher, "When you buy a box of Cheerios in New York and one in Champaign, Illinois, you know they are going to be the same. By shortening the genetic pool using clones, you can do a similar thing."
I don't know why some cement industry guy's opinion is relevant but I can see the FTC just jumping on that bandwagon, cloning Realtors.
To wit:  "When you engage a real estate … (14 comments)
