Louisiana condominium owners and prospective condo buyers should take note. The Louisiana Legislature recently passed two (2) Condominium Laws. One bill by Representative Major Thibaut would require condominium associations, or their management companies, to carry a fidelity bond for the protection of unit owners and to help individuals finance condominium loans. Most banks now require some type of a bond before financing will occur. The second bill, by Representative Nita Hutter would provide some relief in the form of a grace period to unit owners having to pay late assessment fees. louisiana real estate news: Protect Louisiana Homes From Transfer Taxes!

The Louisiana House of Representatives voted to pass House Bill 135 to protect Louisiana homes from Transfer Taxes.The vote occurred May 24th and received overwhelming support, 100-0. The Louisiana REALTORS® Association is supporting this constitutional amendment in the 2011 regular legislative session to prohibit any new real estate transfer taxes in the state. HB 135 will next be heard in the Senate Revenue and Fiscal Affairs Committee the first week of June. The Senate Floor vote could occur late in the week of June 6th or early the following week. Louisiana foreclosures increased in April 2011. The Daily Advertiser posted the news in its Friday, May 13 edition in their Business Section (Section B) of the newspaper. It reported the rate of foreclosure actions increased 11.8% from March and 23.8% compared to April 2010 placing Louisiana 22nd in the nation. The data was obtained from Realty-Trac, a California-based firm that monitors and records foreclosure details nationwide. The information on Louisiana foreclosures is available to the public via their web site.
