Residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc. numbered 488 units in April, rising 14 per cent from year-ago levels.



Within the city of Barrie, sales activity was up by more than the overall trend for the region. The city of Barrie saw 310 residential sales in April, 29 per cent above levels from April 2011.

 

On a year-to-date basis, sales activity was running 16 per cent ahead of the first four months of 2011.

Residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc. posted a solid end to the year, with December sales coming in above a five-year average for the month.
 
Residential sales numbered 193 units in December 2010, down just seven per cent from a very strong month of December in 2009. The small year-over-year decrease was a considerable improvement from the large double-digit declines that had characterized the previous seven months. This was reflected in the seasonally adjusted figure, which jumped 14 per cent to reach the highest level since April.

 A real estate bubble is defined as a period of  rapid increases in valuations of  housing until they reach unsustainable levels relative to incomes and other economic elements, followed by a reduction in price levels.
As the economic pendulum swings to and fro in Canada, in Barrie Ontario that sway has always been less exaggerated than in other larger Canadian urban centers. Maybe it is our conservative nature. Maybe it has to do with our persevering attitudes that see us through extreme weather shifts.

MLS® home sales activity reached the highest level ever for the month of September in the area served by the Barrie District Association of REALTORS® Inc. Improving demand and fewer new listings continue to draw down inventories.

As we reached a point early in 2008 where Canadian news media began to report that we too were  now seeing the symptoms of recession in our own economy, Realtors began to wonder how bad it might get and just what the business of Real Estate was about to endure.
My expectations were that in the event of a full blown recession we were going to begin seeing homes listing far faster than they could sell and the result of that increased inventory would drive down the price of homes in general.
