July 23rd: Listing appointment with a neighbour who's son is a small contractor I have been sending clients to for past year and who I have been advising on preparing his home for sale for the past few months, we haggle over 1/2 pt. on the commission rate (about $1200) on his now vacant home in an area with an average 4-5 month list to sell time and average sale price of $5000 under list over the past year. I compromise yet he still decides to wait a few days before we list.

Over the ten years I've called myself a Realtor I have seen more kitchens than Martha Stuart, more shoddy basement renos than Mike Holmes and maybe, just maybe, more bedrooms than Charlie Sheen. I was looking back through my past client data base, specifically the people whom I have done repeat business with over the years, trying to find a single common thread between them.I was baffled at first. There was no common demographic. They were of all ages, buyers, sellers, investors. Some were first time buyers, some were down-sizers nothing seemed to suggest that there was any similarity between them.
