statistics: Louisville Sales & New Listings for Week - Jan. 24th - 30th

By: Michael Thacker – Louisville Realtor The real estate statistics showing sold (closed) homes from last week as compared to the same dates/week last year, and also new listings were just released by our local board of Realtors. (GLAR) They do this weekly, so trends become very easy to spot, and track. As has been the case for the past several weeks or rather months, we are still seeing rather discouraging numbers for buyers. As you can see, they are a mixed bag, but for the second week in a row we did see some improvement year-over-year. Well, in some of the metrics that are released. New listings, which my buyers are most concerned about, and have been most anguished in not seeing improvement, continue to see a downward turn. The Louisville real estate market continues its somewhat disappointing inventory levels year-over-year. Disappointing for buyers in the market, but great news for sellers of homes, condos, and other forms of real estate.
Looking at the most recent statistics from GLAR - The Greater Louisville Association of Realtors, you can see that we continue to see lower inventory coming on the market, et we also continue to see more sold product.
That shortage of inventory equates to even fewer homes to see when looking for a new home, but for sellers, it means in most cases a higher return … (3 comments)

This week we received some good, and much needed news, especially on the new listings front. As you can see below, we saw a marked increase of new listings, at least when gauged by the numbers. A sizable increase in homes put on market, which is a welcome development, especially for buyers because of the recent shortage of homes to see. Much like the past weeks and months, we continue to see less than stellar activity in the market. For new listings, as you can see we slid yet again versus the inventory level of last year. By Michael Thacker – Louisville RealtorThe Greater Louisville Association of Realtor (GLAR) released their latest year-over-year numbers for new homes for sale, and sold properties for the Louisville market. The latest statistics did show a nice increase over last year for new listings, and even a small increase for sold homes, or what Realtors call closed transactions. Digging into the numbers, the sold properties numbers I could call relatively flat since an increase of three (3) units are not really that much of an increase.
