market report: Housing Market Shift July 2022 Colorado Springs - 07/03/22 09:31 AM
Market Statistics June 2022 vs June 2021The most dramatic ‘tell’ in the housing market shift that’s taking place in Colorado Springs is the number of active listings. They have risen 158% year over year! But don’t get too excited. A Buyer’s Market is when there are at least seven months of housing inventory on the market. We are still at only one month of inventory and continue in a strong Seller’s Market.
Rapidly rising interest rates continue to have the biggest impact in the local market shift. When the year began, experts were concerned we might hit interest rates close to six percent by … (5 comments)

Real Estate Market Trends Colorado Springs April 2020
Even with Sheltering in Place for the past month, the Colorado Springs housing market trends remain strong. I believe housing will remain vital as the nation seeks to recover from the COVID-19-induced recession.

We continue the trend of Colorado Springs being a Seller's Market. Inventory is so low the average days on market is only 17 DAYS. Never in my decades in real estate do I recall it ever being that low. That is a drop of 45% from the same period last year, and a 32% drop from last month!

The consistently … (6 comments)

market report: Low Inventory Continues to Impact Colorado Springs Housing Market - 03/08/20 02:17 PM
Market Report February 2020The Colorado Springs real estate market continues to break records and be impacted by low inventory. At the end of February 2020, there were only 830 existing single-family homes available. (The numbers used do not reflect Condominiums or Townhomes, nor do they include homes that are currently being built.)
In just one month, the average sales price jumped a whopping five percent, from $360,027 in January 2020 to $377,952 this past month. There was a slight increase in the past month in the number of new listings, going from 1,063 in January to 1,081 in February.

market report: Village Seven Market Report - Summer 2011 - 09/30/11 07:05 PM
Village Seven Market Report – Summer 2011
Village Seven is located in the EAST section of the Colorado Springs MLS.  A subdivision that was designed and built with seven separate ‘villages’ in mind, it was a concept that was a brain-child of the 1960s and 1970s.  It is generally considered bordered on the South by Constitution, on the East by Powers, on the West by Academy, and on the North by Barnes.
Most of the homes in Village Seven were built in the 1960s and 1970s and are classic bi-level, tri-level, and four-level homes.  Homes generally run $200,000 and … (5 comments)

Briargate Market Report – Summer 2011
Briargate is a popular neighborhood in the Northeast section of Colorado Springs.  It was a Master Planned Community, and the area that we now know as Briargate was the original phase of the development in the early 1980s.
Each phase of the development was carefully planned in this previously uninhabited area, and more areas within the Briargate community continue to be developed including Pine Creek, Cordera, Kettle Creek, Fairfax, and others.  But the locals understand Briargate to be the homes in the vicinity of the Chapel Hills Mall where houses generally sell for … (3 comments)

Downtown Colorado Springs Market Report Homes – Summer 2011
There are few places more charming or beautiful than Downtown Colorado Springs.  Established in 1873, the Downtown area was the only notable residential area in town until after the early 1900s.  Because of the Gold Rush in nearby Cripple Creek in the early 1890s, money flowed into Downtown Colorado Springs, and not only millionaires were building in the area, but also the workers who supplied them with commodities.
In today’s market, that makes homes in the Downtown Colorado Springs area two separate niches . . . the worker homes, and … (26 comments)
