There are many dangers in listing your home For Sale by Owner (commonly known as a FSBO). It’s not because I've been in the real estate business for over two decades that I very much dislike the idea of people selling their homes as Unrepresented Sellers.
There are a dozen drawbacks that immediately come to mind when I think of not being represented by a Professional Realtor. The one that makes me the most uncomfortable, however, is not something you can foresee, and that is the safety of the homeowner.

When someone decides to sell their home without using a Realtor, they are commonly called a FSBO, but I like to call them what they truly are, an Unrepresented Seller.  NAR statistics say that 97% of Unrepresented Sellers will end up listing their home with a Realtor.  To my way of thinking, if part of our job is to list houses, that makes a FSBO a pretty hot market for getting listings.

NAR has stated that 97% of people who try to sell their home as an Unrepresented Seller (also known as a FSBO) will end up listing with a Realtor.   Isn't it logical that since part of our job is to list houses, that we should pursue this very warm market?  Of course we don't want them all.  Many want way too much money, many are blessed with knowing everything.  But for those who are worth working with, this is an easy to use system to try to capture their business.  This page goes just before the closing letter.

As many of you know, I have been sharing a series that I use to "open doors" with Unrepresented Sellers, also known as a FSBO.  I am not a 'hard sell' in any aspect of my business, and Unrepresented Sellers are no different.  When I pass the home of someone who has a FSBO sign in their yard, if it is appropriate at the time I will stop and 'schmooze' and most likely look at their home, and when I'm leaving and have established a rapport, I will share my Unrepresented Seller booklet with them.
