The question posed, is this market increasing the days on market for single family detached homes in the area? Here is what the statistics are showing: Average Days on Market for East Madison: 2006: 53 (1,147 homes sold) 2007: 61 (1,113 homes sold) 2008 (YTD): 77 (633 homes sold)
Average Days on Market for West Madison: 2006: 60 (1,682 homes sold) 2007: 70 (1,561 total homes sold) 2008 (YTD): 67 (935 homes sold)
Average Days on Market for Dane County (excluding Madison) 2006: 57 (2,238 homes sold) 2007: 68 (2,186 homes sold) 2008 (YTD): 90 (1,193 homes sold)

dane county: Winning the War, but losing the battle - Buyers and Lowball offers

With all the negative press, I have many buyers who feel that we have not yet "hit the bottom" of the housing market and feel homes are still overpriced. They are writing 15%+ under list price on homes that are already priced very competively for our market. Even if I show them comparables for the area, they still feel that there are some major deals to be had. Now, I'm not saying there aren't, because there still area, however, it would great if there was a way to give them a wake-up call. While there is a 1 in 100 chance that (4 comments)
With the government stepping up to the financing crisis, the next step is to get the public educated on what types of loans are available. Many veterans don't even know that they qualify for VA loans, or that they can qualify for a VA loan when they're purchasing a 2nd primary home (ie they sold their first and are buying again). IF you are a Veteran and thinking of buying, I would encourage you to attend this seminar to get all your questions answered. The Full House Poker Run to benefit Habitat For Humanity of Dane County will be this Saturday, June 21st (the first day of summer!!) The poker run registration begins at 10 am at Mojo's Pub at 111 W Main Street in Waunakee. The run will stop at Bucksnort Salon in Sauk City, Rookies in Mazomanie, Morgan's in Pine Bluff, Kurt's on Main in Cross Plains, The Keg in Martinsville and the Missouri Tavern in Waunakee/Middleton. The ride is 100 miles long. The food will begin at 5:00 pm and all cards need to be turned in by 6:30 pm for the drawing, (2 comments)

I am helping to organize a Poker Run here in the Madison, Wisconsin area for our local Dane County Chapter of Habitat For Humanity. The Poker Run will be held on the 21st of June (the first day of summer) and starts in Waunakee, Wisconsin at Mojo's Bar. We have 7 bars total that wish to participate and we're looking at making this an annual run.

In a surprise move Tuesday morning, the Federal Reserve lowered the Fed Funds Rate by .75% to 3.50%. This move was prompted by an emergency meeting Monday night as global markets sold off significantly due to foreign investors' fears of a recession in the United States. While many believe that a cut to the Fed Funds Rate results in an immediate decrease to mortgage rates, this is not true. Sun Prairie, Wisconsin is a suburb located Northeast of the capital City of Madison, Wisconsin in Dane County. Dane County is located in south central Wisconsin. The market statistics are showing the following for 2006 as compared with 2007 for sales of single family homes. There has been a decrease in total home sales, but a slight increase in average sold price. This is a trend that is fairly consistent with Dane County. Dane County has shown a decrease in total home sales (about 4.6%), but an increase in average sold price (about 1.8%). The actual numbers are as follows:

Marshall, Wisconsin is a small town located 8 miles east of Sun Prairie and 20 miles east of the Capital City, Madison in Dane County. The market statistics are showing the following for 2006 as compared with 2007 for sales of single family homes. There has been a decrease in total home sales as well as a decrease in average sold price. This is a trend that is fairly consistent with Dane County. Dane County has show a decrease in total home sales, but an increase in average sold price:
