sellers: I really don't want a sign in my yard. It's none of my neighbors business if I'm selling my house. - 01/10/11 09:56 AM

This is a great post from Tish Lloyd about how important it is to have a sign in front of your property when you are placing it for sale.  You can really do yourself a disservice by trying to hide the fact that you are selling the property when by placing it for sale the main thing you are trying to do is put it in front of the public.

With all due respect, you are incorrect.  It … (9 comments)

sellers: ARE YOUR ANIMALS A SHIELD? - 05/15/10 08:10 AM
In reading a post today from Randy Ostrander it got me to thinking about people and their pets.   In all the years I have been in Real Estate pets have really never presented a major problem.  However in the past year my clients and I have been chased, jumped on and frightened by more dogs than in the last 7 years.  Do more people have more pets?  Are they more careless?  Are the dogs more ferocious?  Or are people less respectful and dogs less disciplined?  Today is the perfect example.  I had to go out to a seller's residence because … (18 comments)

sellers: Why Do Real Estate Agents Make X% When They Only Put Up A For Sale Sign? - 02/21/10 07:17 AM

This is for anyone who may wonder what things Realtors do to get your property sold - especially when we don't always have the aid of the buyer's Realtor.  A great post written by Debbie Baldes in Roseville, California.   For my sellers you can substitute Minisink Valley Homes for the Executive Properties Website.

sellers: Want to help Sell Your House? Get Lost! - 02/16/10 05:33 AM

This is the perfect analogy for how buyers feel when a homeowner is home during a showing!

Tips From My Web Site

What is the best thing you can do during showings of your house?Make yourself scarce.
Ever shopped in a store where the employees clearly work on commission and almost seem to lurk in the background, watching your every move, while you shop?
This scenario doesn't really put you in the buying mood, does it?It can be uncomfortable exploring a home when you also feel like you're being watched. Making buyers feel comfortable when looking for a home is absolutely … (7 comments)

sellers: Economy Changes affect sizes of Homes - 01/29/10 02:55 AM
For the first time in 27 years new home buyers are looking to buy smaller homes driving down the average size of homes built since 1982.  The National Association of Home Builders found that the average size of a new home that was finished in 2009 fell to 2480 square feet from 2520 square feet in 2008. With the new tax credit available of $8000 the market is being flooded with first time home buyers who do not mind the compromise of a smaller home for a lower price.  There is also a surge in the 55 and over crowd purchasing … (26 comments)

The Facts About Radon Gas in the Home – It’s Hazardous to Health
The Environmental Protection Agency has declared January as National Radon Action Month.  The purpose is to help educate the public about the health hazards of radon gas in the home and to identify steps consumers can take to protect themselves.
The video below, courtesy of the EPA, is a good summary of the facts about radon and why it is a concern you should be aware of. Radon is the leading cause of lung cancer in non-smokers and leads to 21,000 deaths every year. The surgeon general … (8 comments)

sellers: Are Home Inspections for Renegotiation or Buyer Protection - 12/09/09 04:09 AM

It's fairly ubiquitous today to hire a licensed home inspector when purchasing a home.  This is a good thing. For most folks a home purchase represents the largest amount of money to be spent in their lifetime. The home inspection contingency is typically one of the "big three" contingencies in an offer to purchase.
While specific language and format will vary, the basis of a home purchase agreement has, in essence, three components from the buyer's point of view.

We will purchase your home if...
You agree to our price We can acquire appropriate financing Upon inspection(s) the … (3 comments)

sellers: 10 Don’ts When Buying Foreclosures - 11/24/09 11:26 AM

While there are sometimes bargains to be found in the purchase of foreclosures, there are also serious pitfalls. Foreclosures are not for the inexperienced. Use the following to help guide you through the process.

1. Don’t buy a foreclosure in the wrong area. Even if the home is a great deal, if you are planning to live there, you’ll probably regret your decision. Price is never the only factor. And even if you are an investor, if the home isn’t in the area you wanted, it may be better to look for another.
2. Don’t assume that a … (6 comments)

sellers: Free Advice For Sellers - Show Them Something They're Not Expecting - 11/11/09 10:19 AM

It is common knowledge that you need to prepare your house for sale.  You would have to be living under a rock not to know that you have to "declutter"to make your house more desirable, and it is highly unlikely that you haven't seen some form of home staging show on television.

So, I have a question for you....
What gives?
How is it possible that there are so many filthy, cluttered, poorly maintained houses out there on the market?
I'm not talking about running into one every now and then.  I'm talking about more times than not...

sellers: RADON - DON'T LET IT FRIGHTEN YOU - 09/27/09 08:27 AM
Radon is a colorless, odorless, tasteless gas formed from the decay of radium.   More and more today you will see the test being done for Radon in home inspections.   Radon is a health hazard, causing lung cancer. Testing is the only way to know if you are at risk from Radon.  The Surgeon General recommends testing all homes below the third floor for Radon.
Since Radon is a gas it may come into your home through any openings in your foundation whether it be an older home or a new construction.  All homes should be tested or re-tested at some point … (4 comments)
