mike in tucson: Obama's HARP: "The Mother of all No Doc Loans" Says John Capp of Sunstreet Mortgage - 10/25/11 06:48 PM
"It's the Mother of all No Doc Loans," says John Capp, one of Sunstreet Mortgage LLC's principals.
In this interview on this evening's KOLD News, Capp talks about the proposed new HARP (Home Affordable Refinance Program) rules proposed by President Obama.  Click the link and take a listen.
CAUTION:  Just because the government says it's okay doesn't mean that the banks will go along...
That said, if the banks go along with this, you just may be one of the million homeowners that this could help.
That's a BIG if...

mike in tucson: Isabella's Ice Cream ~ Frozen By The Sun - 10/22/11 11:05 PM

~ Tucson's Most Fantastic Ice Cream! ~
Domenic and Isabella Johnson have the coolest ice cream truck I've seen in my life.  What you can't see in this photo is that the top of this truck is coated with solar cells which provide the electricity that keeps the freezer and all of that scrumptious ice cream cold.
Isabella served up the cold stuff at National Geographic's Bio-Blitz, here seen in the parking lot of the Red Hills Visitor Center of Saguaro National Park West.
My favorite flavor was Isabella's 'Brazilian Coffee.'  Mmm... Scrumptious!

mike in tucson: Caution: Unsafe Footing... - 10/08/11 04:59 PM

~ Nature will bury our efforts if we stop tending to them ~
I love this photo, and it's one of the very few you'll find on my blog that didn't come from my camera.  I found this on Flickr many years ago, and keep it in front of me because it reminds me that in the end, nature will prevail.
Jim Rohn tells the story of the diligent gardner who was tending his rock garden when a busybody from the church on the corner walked past on a Sunday afternoon.  She stopped and looked at him working away, until … (12 comments)

mike in tucson: HooDoos Guard the Catalina Highway Between Tucson and Summerhaven - 10/04/11 05:48 PM

~ HooDoos Conversing ~
Outlanders have no idea of the beauty to be found in and around the city of Tucson, Arizona.  National TV is partly to blame.  The weatherman shows a map of the United States, and points to the desert southwest painted red on the map, while Chicago is green.  "Be glad we live in Chicago!  It's 105 in Tucson today!"  Here along the road to Summerhaven, the temperature will be 20 degrees cooler, and when you get to the top, you might as well be in southern Canada!
The Catalina Highway begins on the desert floor, and … (24 comments)

mike in tucson: Sunset Hike on the Hugh Norris Trail, Saguaro National Park West - 10/03/11 07:02 AM

~ Self Portrait of a Hiker ~
The Hugh Norris Trail is one of the premier attractions of Saguaro National Park's Tucson Mountain District.  I didn't hike the entire trail last night; I started at 5:30 and hiked to an elevation where I could capture some of the last rays of sunlight.
The granite steps you see in the photo above were cut and places by men working for the CCC in the 1930s.
One generation's work is a blessing to the next, and I like to think of those men who worked to cut and shape the rock beneath … (14 comments)

mike in tucson: Grandpa's Perspective on Failure... - 10/01/11 04:49 PM

~The Dawning of the Day of Success~
Morgan Arthur Jones was my Grandpa.  He was a New Yorker, and proud of it.
I'm 63 as I write this, and my Grandpa passed from this earth when I was just a little child.  Imagine my delight to find this hand-painted card in some old things that had been saved by my Uncle Mike!
Life happens, and our success is a matter of hanging in there and doing what we know will ultimately bring "the dawning of the day of Success."

mike in tucson: Elmira Heights, New York: A Real Estate Listing Before Computers... - 09/30/11 06:35 AM

~ Before Computers & Smart Phones ~
The funny thing about this listing?  I found it easier to read than the MLS form presently used by the Tucson Association of REALTORS.  Seriously!  Read the description of the bedrooms and see if you don't agree.
When it comes to getting ahold of the 'salesman' there's just a single phone number.  And notice what's missing~it's a wonder anyone made a living back then...  :)

mike in tucson: Hike Finger Rock Trail in Tucson's Catalina Mountains - 09/27/11 09:16 AM

~ Finger Rock ~
The photo doesn't give enough perspective to judge the size of the "finger" of granite pointing toward the heavens.  It's 80' tall!  Only a handful of Tucson's buildings are taller.
Betty Leavengood's Tucson Hiking Guide, available for sale at Saguaro National Park's Red Hills Visitor Center in the Tucson Mountain District, has a good description of the trail that leads to Finger Rock.
This is not a hike for the fainthearted!  You'll achieve a vertical climb of more than 3,800' and you'll want to take water and calories.  Here's one hiker's review of the trail:

mike in tucson: Hilltop Saguaros With Teddy Bear Cholla - 09/22/11 03:27 PM

~ Hilltop Saguaros with Teddy Bear Cholla ~
Much of the Arizona-Sonoran desert looks as if a landscaper had come by and cleaned it up.  This hilltop is one such place.  The completely natural landscape looks like an austere garden, doesn't it?
'Teddy Bear' My Kiester...
There's nothing cuddly about those Teddy Bear Cholla, by the way.  These fuzzy looking cacti are 360 degrees of needle-sharp thorns.
When hiking in the desert, I always carry a comb.  It's not to keep my snowy locks in place; a comb is pretty much the only way to get "unstuck" from a thorny … (30 comments)

mike in tucson: Old Tucson Studios: A Bucket List 'Must' - 09/18/11 05:34 PM

~ Old Tucson Studios ~
There's a picture of John Wayne on a movie set in my first ever blog post on Active Rain.  It's a frame from a John Wayne western filmed right here at Old Tucson Studios.
Originally built in 1938, Old Tucson Studios has seen the likes of Bing Crosby, William Holden, Ingrid Bergman, Gene Autry, James Stewart and Ronald Regan, to name just a few.
You'll recognize some of the television series filmed here: the High Chaparral, Little House On The Prairie, and Father Murphy.  Remember Three Amigos?  Tombstone?  The Quick and the Dead?

Sunstreet Mortgage had a booth at the Tucson Association of REALTORS's 2011 Expo, and we were fortunate enough to be right next to Realty Executive's cool booth!  This seven foot cowboy, complete with six-shooter and cowboy hat, is made entirely of balloons!

~ Monsoon Sunset, Tucson, AZ ~
This may be the last week for our monsoons that sweep across the desert each summer.  I don't know why, but the most spectacular sunsets often occur during the month of September, as the monsoon season calls it a wrap for another year.  Enjoy the view!

~ Tucson Sunset ~
Have you traveled to other countries?  Seen the commonplace through the eyes of another culture?  That's what I like about David's Psalms in the Old Testament.  Reading what he wrote, I get to see the world through his eyes.  Check it out in Psalm 19:1 and see if you don't agree.

mike in tucson: Low Interest Rates Aren't The Fuel To Drive Real Estate Purchases - 09/09/11 01:33 AM
The Active Rain Real Estate Network isn't the place for political grandstanding, in my humble opinion.  The fact is that we have to earn our daily bread based on 'What Is,' not 'What I'd Like It To Be.'
That said, it's been awhile since I was able to fill my daily schedule with appointments for individuals or couples who are:
excited to get prequalified for the purchase of their new home, or excited because they can take advantage of the super-low interest rates and refinance to get their mortgage paid down more quickly. Reaction to 'Job Creation' speech

mike in tucson: Living with Wildlife In The Neighborhood: Wile E. Coyote - 09/07/11 04:37 PM

~ Looking for a meal ~
Not many mammals are as adaptable to their environment as the Coyote.  You'll find it from Panama in Central America all the way north to Alaska.  Central Park in New York City boasts a population.
Our backyard in the community of Tucson Estates II is a frequent haunt of these singing dogs.  This young female wandered up out of the wash (that's arroyo to you Texans) to see what she might find.  It took her a few minutes to figure out that she wasn't going to find a meal at the Jones's, and she … (38 comments)

~ Sunday Afternoon Nap at the Jones's ~
Nice, inviting backyard photo, right?  Look carefully at the center of the photo.  We have a visitor!  This yearling Mule Deer found a nice, shady spot.  She stayed there for the better part of half an hour, until her Momma came along and disturbed her rest.

~ "Time to go, baby!" ~
Arizona's Tucson Mountains are home to Mule Deer and Whitetail Deer.  We see the mulies more often, though.

mike in tucson: Living with Wildlife In The Neighborhood: Desert Bighorn Sheep - 08/28/11 06:07 PM

~ Desert Bighorn Rams near Lake Mead, NV: "Me boss.  You not."  ~

~ "Okay.  Now that we've got that settled..." ~
NEVER be without your camera!  You never know what you'll see.  A week ago, I was in Boulder City, NV getting a haircut.  The barber was talking with another customer about the Bighorn sheep that had come down from the ridges of the mountains that overlook Lake Mead to feed on the lush grass near his subdivision.
My ears perked up.  I'd seen three overpasses on Hwy 93's Arizona side that were constructed solely to let … (16 comments)

mike in tucson: Congress To VA Rulemakers: "Not So Fast. We Need The Money!" - 08/18/11 03:46 AM

You can't make this stuff up!  Congress has a bill going to DISALLOW the reduction of the VA Funding Fee.  It seems that they think they need the money more than our Veterans.

What can you do?
Pick up the phone!  Get involved.  Call your senators to complain!
Here's a link to find YOUR SENATORS and their phone numbers.  Let's do it now!
Congress doesn't worry about getting paid.  They don't worry about healthcare.  The only thing they worry about is what their constituents think about them, and in my humble opinion, they don't worry enough.  Give them something … (12 comments)
