What's the latest (February 2011) on USDA Rural loans? Question: "In my listing area, we rarely have a home that qualifies for USDA Rural financing. I have two questions: (1) How can I tell if a particular home is eligible for a USDA Rural loan, and (2) What are the guidelines to qualify my buyer? First, some benefits of USDA Rural No mortgage insurance 100% financing is available for non-veterans with a 3.5% GRH fee added. USDA Update: Although USDA Rural field offices in Arizona (and the rest of the country) are running very low on Guaranteed funds at the moment, this 100% program is not in danger of disappearing. SUNSTREET Mortgage LLC will continue to approve and close USDA loans subject to receipt of funding from Congress. It floors me when buyers tell me that on the advice of their CPA or Financial Advisor, they're waiting for the new administration to bring down mortgage rates to 4.5% before pulling the trigger. We're within half a percent of that number right now.
