selling tips: 8 Ways To Sell Your Springfield Missouri Home Quickly And For The Best Price - 01/05/10 03:58 AM
Betty and John have done a wonderful job outlining 8 ways to sell your Springfield MO home quickly and for the best price -
I am re-posting their list here, as I truly believe these tips will assist you no matter where you are in the Ozarks --

1. Define the reasons why you are selling your home in Springfield MO, and keep those reasons private. Telling a prospective buyer that you are selling your house because you can no longer afford the payments, or because you need to move quickly, puts them at a bargaining advantage. Once … (4 comments)

selling tips: Do you know if Fannie Mae or Freddie Mac holds your loan? - 03/08/09 05:15 AM
Did you know your loan may not be with the same lender as when you first signed your paperwork to purchase your Southwest Missouri home?
Loans are often "sold" after the initial purchase. You may now have a "loan servicer" to deal with rather than the actual lender.
Why should this matter to you? Right now it may because of all the Federal programs and assistance coming down the pipeline.
To find out if Fannie Mae or Freddie Mac holds your loan, read on... great information below...

This seems to be the question of the hour.
How do I … (4 comments)

selling tips: If you decide to snooze, you may just lose - now is a great time to SELL - 03/04/09 02:45 PM
Griffin Georgia real estate broker Jessica Horton is more blunt than I am and has a way of adding humor to drive home her point.
I recently wrote a post outlining four reasons why someone should sell now - Jessica gets right to the point for buyers and sellers - if you snooze you may just lose.
Buyers are out there - If you're thinking of selling your Southwest Missouri property, this is a must read ---

This is going to be very short and sweet:I realize the handsome (pretty) faces on television say, "It's ugly out … (6 comments)

selling tips: Four reasons to list and SELL your Misouri property NOW - 03/04/09 02:02 PM
Thinking of selling your Southwest Missouri property? Wait no more - do it now! This week I've spent a great deal of time talking to people about the First Time Homebuyer tax credit being offered by the Federal government as well as the Tax Advance program being offered by the State of Missouri. There have been a ton of questions and I'm loving every minute of it!While it's still early in the program, the buying public has taken note and is looking into their buying options. Here are four reasons I believe now is a great time to list your home to SELL:1. … (2 comments)

selling tips: 5 tips to remember when thinking about a Short Sale - 01/27/09 01:19 PM
A day doesn't go by that I don't see a media report, hear a radio clip or read an Internet story regarding foreclosures and short sales. So far, in Laclede, Webster, Wright and Dallas County in Missouri (four main counties that I serve), foreclosure properties, bank owned homes and short sales are not driving our market. Real estate agents, Sellers and Buyers in the area know that could change any day. Needless to say, I hope our market does not see the day when we are listing and selling more foreclosures and short sales than we are traditional transactions. But that doesn't relieve … (4 comments)

selling tips: Buyer and Seller Tip: A Fire Waiting for a Place to Happen... Dryer Lint - 01/20/09 02:51 PM
A real estate transaction is very similar to putting together a puzzle - lots of pieces must come together to ensure a closing for the buyer and seller takes place.
One of the most important pieces of the puzzle - the home inspection.
Michael Thornton is a home inspector, located in Brentwood TN. His recent post is well worth the read - and well worth your time in following through with his words of wisdom. Forward this post on to others you know. . . There is no reason to take the risk of fire due to dryer lint.

selling tips: HARD WORKING LISTING AGENT WITH PROPERTIES FOR SALE IN MISSOURI - 12/17/08 08:56 AM
It's no secret: I love to list. There is something about viewing a property, researching the comparables, finding that right Buyer with that right puzzle piece to make the perfect fit, that keeps me going day in and day out.
Lenn Harley has done a wonderful job, in my humble opinion, of highlighting the challenges of listing in today's market. Today's market is different than yesterday's market.
Here in Laclede, Dallas and Webster Counties of Missouri we haven't seen the dramatic price declines as  seen in other parts of the country but we still have an ever changing market.
If you're thinking … (3 comments)

Here is a nifty little, okay at 101 maybe not little, list of things that a real estate agent does from start (Listing your property) to finish (at the closing table.)

selling tips: Do I Really Need To Complete The Honey-Do List Before I sell my South Central Missouri Home? - 10/25/08 03:07 PM
My friend and fellow United Country broker, Irene Gaffigan in Vermont, has written a wonderful post about what projects to undertake when selling your home. Irene provides a short list of the project you DO want to complete and mentions a few that you should NOT complete! (Don't tile around the sky light in your bathroom!)
I love what Irene has to say about paint - Paint is relatively inexpensive and can really give a home the pick-me-up it might need to mark the property SOLD! Most buyers love the look and even the smell of fresh paint!

selling tips: Who is my audience? Who am I writing for? Buyers or Sellers? - 09/14/08 02:20 PM
A few days ago, I wrote a post Summing it all up: New Tax Credit For "First Time Home Buyers". In the post I referred back to a post written by George Souto, which summarized the New Tax Credit Bill, which goes into effect on October 1st. 2008.
One of the reasons I wrote the post: I was shocked that a First Time Home Buyer was defined as someone who has not owned interest in a home in the last three years. To me, that seemed like a very short time frame. I expected the time frame to be greater - … (10 comments)

selling tips: Selling Tip #4: Qualities to look for when selecting a Realtor.... - 09/11/08 02:51 PM
If you want to sell your South Central Missouri property, you need an agent that is POSITIVE and PRO-ACTIVE. The market is changing daily - that doesn't mean it is bad nor does it mean it's good. It means it is DIFFERENT than what we've seen six months ago, a year ago, two years ago.
Vickie McCartney, from Kentucky, has provided her Sellers a checklist of qualities to look for when selecting a Realtor. These same traits hold true, be it Kentucky or Laclede, Webster or Dallas County in Missouri. I think this list is right on the money and I … (5 comments)

selling tips: Selling Tip #2: Your Asking Price Determines If and When You Sell...Period. - 08/21/08 01:39 PM
I had been jotting down notes, preparing to write a post: Selling Tip #2 when I came across this post by Danilo Bogdanovic. Danilo is an agent in Ashburn, VA - but I believe strongly, in this case, your location doesn't matter.
His tip:
Your Asking Price Determines If and When You Sell...Period
goes beyond state lines. It is a timeless tip for Virginia. It is a timeless tip for your Missouri property as well.
Read on, as Price does matter.

Not all sellers understand that their asking price is the ultimate determination of whether they will sell their property or not. Not only does … (12 comments)

selling tips: Selling your Southwest Missouri Home? Selling Tip #1 - 08/16/08 03:17 PM
You've decided it's time to sell your Southwest Missouri home.
You've done some research and you've talked to family and friends. You've decided to call a REALTOR®, see what services they offer, what "price they charge" and what they think your home is worth. You've done a little homework. But, you can't stop there. There is more work to be done - your assignment book is not complete. As part of the listing process, there are three things you will need to do for me, your new listing agent from United Country VIP Realty: 1. Be clear in your motivation in … (12 comments)
